Secrets to selling and why that guy's house sold so fast!

These tips can help almost any homeowner needing to sell. Remember I said NEEDING to sell. You may want to sell because you found a home down the block that was bigger and it seemed like a good time to sell but if you don't NEED to sell, these may not be the tips for you. First determine if you are a serious seller or just playing the market.

1. Know your competition.

If you don't know what's out there, there is no way you can compete. You must know all the similar homes on the market, what they have sold for, are selling for and how quickly they went under contract. Your Chelan real estate agent will be able to provide you with exacts on the solds in your area. Once you know who, why and how they sold, you can prepare a better plan for selling your own home.

2. Repair, update and stage.

This, again, is going back to your competition. If you have the nicest home on the market, you probably don't have much to worry about. But if in looking around you notice that most homes have granite counter tops, updated appliances and modern colors, and you're still with avocado dryers and baby blue toilets, you may have some major prep work before you are really ready to sell. Yes, this might come with a hefty price tag at first but you are more likely to recoup the investment at the end.

Go through the house and make sure every repair is made and stage the home to sell. Not sure how to do that? Check out DIY shows, tour model homes in the area and if all else fails hire a professional stager, they can work wonders!

3. Price it lower than the competition.

This is a perfect example of a fake seller. If you're serious about selling, you must price the home lower than all the competition. If you are selling the best house in the neighborhood for the lowest price, it WILL sell - and fast.

What if you can't go any lower? Talk to your Chelan real estate agent about options. They may be able to offer you options through refinances, loan modification or short sale alternatives to help sell the home at the right price.

Can I Buy Land for Zero Down?

When you borrow money for land lenders see it more as a risk because the loan's collateral, the property, isn't developed or currently being used. Because of this reason, lenders see it as easier for the borrower to default on the loan and leave the lender with the land that's harder to resell without improvements. Typically down payments and interest rates are higher for land loans than they are for home mortgage loans.

There are current programs that do allow for some types of zero down land loans. These new land loan programs have certain features such as Low rates, Fixed terms up to 20 years, $0 money down on lake front lots, and Low down payments (5% down). Lenders want to know what the land is going to be used for and how you are going to improve it. Many times if they feel the effort will pay off regardless of a default then can offer the loan with a lower interest rate or lower to zero down payment.

Unimproved land, or raw land, with no plans for improvement is the hardest type of property to secure a loan on because it is a non-potential investment. Raw land has no added improvements like sewers, utilities, streets or structures. Without the knowledge of improvements or plans in the works, lenders are much less likely to allow a zero down loan.

Because of this a raw land loan naturally has a higher down payment and higher interest rate than an improved property loan. Some lenders require a 50 percent down payment, but some lenders may only require a 20 percent down payment. A local Chelan Valley lender that is familiar with the property will be more willing to work with you on the loan than a lender unfamiliar with the area.

So what can you do if you want to make improvements in the future?

  • Get a staked survey of the property.
  • Check out any easements and access
  • Get a warranty deed and title insurance to make sure you'll have clear title to the property.

Land loans typically can have a 10-15 year term like a mortgage loan but unlike the tax benefits to a home loan the interest expense on a land loan may not be tax deductible unless the land is held as an investment.

Just as if you were buying a home, a land loan can come from any of these sources and needs to be a lender you feel comfortable with and them with you. Many times these land loans are nicknamed "Story Loans" as each situation has it's own story as to the improvements and plans on a particular property. The mortgage rep will want to know that story and feel comfortable enough with it and you to allow the loan to go to underwriting.

Some new land loan programs do allow for a zero down loan but certain restrictions apply. If you have owned land before but are currently renting or maybe you are a first time land buyer considering a large plot for farming or building your dream home there may be perfect programs in place for you.

Beebe Ranch was first planted to orchards on the Columbia River in 1910. In the early days, the only way to reach Beebe Ranch was by boat or ferry from Chelan Falls. By a special act of congress, the Beebe Family was granted permission to build a bridge over the Columbia River. The original Beebe Bridge, the first suspension bridge in Washington State, was completed in 1919, at a cost of $75,000. Upon completion it was the largest privately built and owned bridge in the world.

In 1947 the Beebe Orchard Company was the state's largest apple growing enterprise operated by a single family. By 1979 the Beebe Orchard and Ranch enterprise operated on a total of 627 acres and stretched over three miles along the Columbia River. It had an annual production of over 400,000 boxes of apples. In 1989 Beebe was sold to the Dole Fruit Company and then to the current owners who recognize and continue the proud tradition of Beebe Ranch.

Proposal: The project is a master planned resort that will include up to 45 cottage style one and two story units approximately 8.2 acres. Highest Price Lake Chelan Home Sales by year, including 2010 so far!

As you can imagine, most "highest priced" homes in the Lake Chelan area are waterfront homes. So far, in 2010, the highest price home sale was $2,050,000 for a 3 bedroom, 3.5 bath approximately 6000 square foot home at 142 Spader Bay Road in the City of Chelan. This is pretty close to last year's high sale, if you don't count the big property sale, of $1.95 million.

The 2009 highest price sale was a $3.5 million property with a couple of older homes on it, which are likely to be remodeled or removed, making it sort of a waterfront land sale. The actual highest price home that is likely to be used close to as it was sold was a $1.95 million dollar sale of a north shore home.

In 2008, the highest price residential sale was a home at 1215 Wapato Way in Manson. This is a 7 bedroom, 4 bathroom home on 1.05 acres of 4000 square feet. It was originally priced at $3.897 million and was not on the Chelan MLS until it sold. It’s estimated construction age is 1945. The second highest price sale in 2008 was a home at 85 Lord Acre Road for $2.8 million for a 6 bedroom 3.5 bathroom home. This home is a bit older with a spectacular waterfront. The third highest priced Lake Chelan home in 2008 sold for $2.45 million at 3406 SR 150 in Manson and was recent construction with 5 bedrooms and 4+ bathrooms.

For 2007, the highest price home was again in Manson, at 2528 Wapato Way (Highway 150). This home had 1.94 acres of land with 119′ of waterfront, 3 bedrooms and two bathrooms and was built in 1954. It was on the MLS 125 days and was originally priced at $3.75 million. Most likely, the value was mostly in the land. The second highest price residential Lake Chelan Sale in 2007 was for $2.4 million. This was a 2 year old, 4 bedroom, 3.5 bath home of 3400 square feet on .19 acres. It was on the MLS 178 days and originally priced at $2.5 million.
