West Longview Christmas Lights

Do to the bad weather conditions for the last week or so, we as a family have opted to mainly stay a home and out of the cold except for few times walking down the street for some down the hill sled action. Couple night ago, the kids and I decided to challenge bad road conditions and drive around our West Longview neighborhood and enjoy some great lighted homes with Christmas lights. It was a lot of snow on the streets but the drive wasn't bad, of course having a four wheel drive and being very careful helps a lot. Here are some of the photos we took, enjoy!

Selling A Home In Today's Cowlitz County Real Estate Market

Selling a home in any real estate market is very challenging task in this economic crisis but this post is about the Cowlitz County real estate market and some of the issues home owners are facing around here. First of all, now is not the time to have you home on the market if you don't absolutely need to sell but if for whatever reason you must sell your home, there are something you can do to assure it sells fast and save you the headache many sellers are experiencing on this market.

Way too many overprice listings. Cowlitz County home owners don't want to face the fact about how much the market have changed and are over pricing their homes. As you can see from the image below price reductions more than double the new listings, pending and sold homes almost daily, chase the market down is the worst thing a seller can do. Statistics show that the longer a home is on the market, the lower the selling price.

Price your home right. A home receives its best exposure during the first three to five weeks on the market, so if your home is price right from the beginning, you maximize your opportunity to reach the most qualified buyers. Agents will hesitate to show an overpriced home, unless it will make a competing property look like a better value.

Offer some incentives. To make your homes more appealing to buyers you can offer to pay for things like a home guarantee, buyers closing cost or down payment. More than likely another real estate agent will bring a buyer for you home so you can also make your home more appealing to agents by offering higher commission than competing homes.
