Authentisign Electronic Signature VS Docusign

Northwest Multi-Listing now offers a discount on the "Authentisign" electronic signauture program. I am a fan of Docusign and had success with the ease of the program for my clients. Authentisign's discounted price, makes it affordable. In my opinion, both programs (if they perform the same) are worth the money. These days, a majority of my clients have email access and are fairly at ease on a computer. That and with the combination of busy schedules and current gas prices, electronic signatures are a win win for everyone. I enjoy the face to face contact with my clients when I list their property or when we are out shopping, but when we are at the stage of add-on addendums and last minute initials/signatures, it is a great tool and my clients have welcomed the time it saves.

A few dollars either way won't matter to me as much as the ease of use. Not all clients have the same comfort zone on the computer and I want a program that will work for all my clients, regardless of their skill level. Again, I am familiar with Docusign, so looking for reviews or input on Authentisign.

There were 38 newly listed single family homes in Lewis County last week, Ranging in price from $38,000 to $375,000 Five were REO (bank owned-foreclosure) Properties and 4 where short sales.

Two of the newly listed homes were located in the Chehalis School District, seven located in the Centralia School District, three in the Winlock School District, and four in the Napavine School District the remaining were from surrounding areas and East Lewis County Schools.

There were 15 homes that changed their status to "Pending" (under contract with a buyer) in Lewis County Last Week, six of those were REO homes and one was a short sale home.

There were 14 closed residential home sales in Lewis County last week. They ranged in price from $34,900 to $324,900, with an average sales price at 93% of list price. Four were REO homes and one was a shortsale.

There were 33 newly listed single family homes in Lewis County last week, Ranging in price from $45,000 to $595,000. Three were REO (bank owned-foreclosure) Properties and one was a short sale.

Five of the newly listed homes were located in the Chehalis School District, seven located in the Centralia School District, five in the Winlock School District, and two in the Napavine School District the remaining were from surrounding areas and East Lewis County Schools.

There were 12 homes that changed their status to "Pending" (under contract with a buyer) in Lewis County Last Week, five of those were REO homes and one was a short sale home.

There were thirteen closed residential home sales in Lewis County last week. They ranged in price from $15,500 to $353,250, with an average sales price at 104% of list price. Three were REO homes and one was a shortsale.

There were 17 homes that changed their status to "Pending" (under contract with a buyer) in Lewis County Last Week, six of those were REO homes and one was a short sale home.

There were five closed residential home sales in Lewis County last week. They ranged in price from $50,000 to $155,000, with an average sales price at 98% of list price. Three were REO homes.

Average or Median, which gives the clearer picture?

Average or Median? Where do you focus?

When determining market value, looking at the median sale price is considered by many to be a better indicator than the average sale price because the median is not affected by outliners (an unusually low or high sale price)

Neither statistic is more accurate, but both have a best place to be applied when analyzing data.

As we know, the "average" (also referred to as the mean) is calculated by adding a list of numbers and dividing the sum by the number of numbers in the list.

The "median" is when your take your list of numbers and then put them in order high to low and then choose the number in the middle. When applied to sales price of homes, 50% sold above and 50% sold below, sometimes referred to as the "balance point".

In the past, I have typically put more of my focus on the "average", but in the current market, the data can be skewed by an unusually low sale due to a REO (foreclosure) or distressed property in the mix. I now find myself relying more on the median value, which does not change with an extremely low or high sale.

I maintain several spreadsheets that I use to analyze our local real estate market. One spreadsheet I keep updated lists the "average" sales price of Lewis County Residencial homes. This calculates the annual percent of change in value from year to year.

I now update it to show both the average and the median from month to month. This backs up my data and gives me a confident range.
