From January 1st to December 31st 2009 there were 82 home sales in Edgewood. Which is pretty good for this small community outside of Tacoma,Washington.
To Recap 2009 - here are the averages-
The average square footage was 2356.
The average $ per square foot was $145.29.
The average days on market was 222 days. 23.17% of homes sold in 0-30 days, 17.07% sold in 31-60 days, 19.51% sold in 61-90 days, and 40.25% took longer than 90 days to get under contract.
The average original list price was $367,918.
The average list price at contract was $333,858.
The average sold price was $320,762.
The average sale price to list price percentage was 96.08%. If Edgewood homes were listed longer than 60 days the SP vs. LP percentage dropped to 95.25%. And dropped even more at 120+ days.
The least expensive sales price was $112,000 and the highest sales price was $626,500.

In Edgewood, WA there were 8 home sales in the month of December 2009.
Here are the averages-
The average square footage was 2959.
The average $ per square foot was $102.15.
The average days on market is 172 days. There were three homes that sold under 30 days... the rest took over 60 days before they received an offer.
The average original list price was $347,338.
The average list price at contract was $299,731.
The average sold price was $286,875.
The average sale price to list price percentage was 95.71%. The homes that sat the longest on the market
The lowest sales price was $203,000 and the highest sales price was $375,000.
There are currently 45 active listings (homes on the market without contracts) in Edgewood. The minimum list price is $118,800 and the maximum list price is $859,500.
Based on the current active listings, if no new homes came on the market, it would take almost six months for the inventory to be absorbed which means it is still a buyers market in Edgewood.

The average original list price was $365,757.
The average list price at contract was $346,471.
The average sold price was $337,636.
The average sale price to list price percentage was 97.45%.
The lowest sales price was $113,500 and the highest sales price was $499,950.
Of the seven sales five were on the market less than 90 days! More evidence that home buyers in Edgewood, WA were poised to take advantage of great sales prices and great interest rates. And maybe even the $8,000 tax credit.
Currently there are 46 active listings (homes without sales contracts) in Edgewood. Based on that and the current absorption rate, if no new listings hit the market, there is over 6 months of inventory.

The average original list price was $384,168.
The average list price at contract was $313,835.
The average sold price was $306,167.
The average sale price to list price percentage was 97.56%.
The lowest sales price was $190,000 and the highest sales price was $360,000. Four of these sales in Edgewood were over $300,000 which is great news because for a long time the $300,000 price point was a kiss of death.

Federal Way, Edgewood, Milton & Tacoma homebuyers can now use $8,000 immediately!
"Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, on Tuesday said that the Federal Housing Administration is going to permit its lenders to allow home buyers to use the $8,000 tax credit as a down payment."
