The average original list price was $468,492.
The average list price when a contract was received was $443,425.
The average sold price was $431,167.
Making the sales price percentage 95.20%.

The homes were built between 1972 and 2007. They ranged in square footage between 1398 and 5268.

The Highest sale price was $880,000 and the lowest sale price $89,500. What a variance!

This month there were an average of 68 homes for sale in Edgewood. That means based on the number of homes sold in June, there was an absorption rate of only 8%. (Anything under 45% is a buyer's market. 45-55% is a balanced market. And 55%+ is a sellers market) If no other homes are offered for sale, it would take over 11 months for all the homes to be sold.

In May home sales in Edgewood stayed the same as last month- five sales. So the federal tax credit that expired April 30th did NOT create a big surge in home sales.

Here are the averages of the five sales-

It was on the market 200 days. The shortest was 17 days; the longest was 375 days.

The average original list price was $411,860.

The average list price when a contract was received was $388,760.

The average sold price was $369,190.

Making the sales price percentage 89.64%.

The homes were built between 1972 and 2008. They ranged in square footage between 1068 and 5770. The lot sizes ranged from .35 of an acre to 2.05 of an acre.

The Highest sale price was $499,950 and the lowest sale price $235,000. There were 3 sales over $350,000 which hasn't happened in Edgewood in quite a while.

More home entered the market in May. This month there were an average of 60 homes for sale in Edgewood. That means based on the number of homes sold in May, there was an absorption rate of only 8%. The average list price when a contract was received was $339,940.

The average sold price was $320,500.

The homes were built between 1928 and 2006. They ranged in square footage between 2102 and 3500. The lot sizes ranged from .42 of an acre to .76 of an acre.

The Highest sale price was $412,500 and the lowest sale price $225,000.

Again on average there are about 50 homes for sale in Edgewood. That means based on the number of homes sold in April, there was an absorption rate of only 10%. Anything under 45% is a buyer's market. If no other homes are offered for sale, it would take 10 months for all the homes to be sold.

Four homes sold in the entire month of March. The first quarter of 2010 is starting off slow...

Here are the averages-

The square footage was 2753.

The $ per square foot was $141.76.

Average number of days on the market was 193 days. The shortest was 55 days; the longest was 556 days!

The original list price average was $407,225.

The average list price at contract was $388,475.

The average sold price was $381,250. The homes were built between 1965 and 1980. They were between 1119 and 5641 square feet in size. On average there 50 homes for sale in Edgewood. That means based on the number sold, there was an absorption rate of only 8% for the month of March. Anything under 45% is a buyer's market. If no other homes are offered for sale, it would take over 12 months for all the homes to be sold. That is NOT good news for Edgewood. Edgewood is a great community -close to shopping, freeways, services, etc. I can't understand why homes are not selling better.

Last month there was one home sale in all of Edgewood. This month is no different. One home sold in the entire month of February. What a dismal way to start 2010. Here are the details- The square footage was 5641. The $ per square foot was $145.36.

It was on the market 55 days.

The original list price was $855,000.

The list price at contract was $820,000.

The sold price was $820,000. The home was built in 1968 and sits on 11 acres of land. To copy last month... There are 50 homes for sale in Edgewood. That means based on the number sold, there was an absorption rate of only 2%. Anything under 45% is a buyer's market. If no other homes are offered for sale, it would take more than 4 YEARS for all the homes to be sold. That is NOT good news for Edgewood. Edgewood is a great community -close to shopping, freeways, services, etc. I can't understand why
