Fall City short sale approved with HSBC and sold 30days later, after being listed on the market. How? Easy... doing research before taking the listing. I received a call from the homeowner to help him avoid foreclosure so we scheduled an appointment and went over options and offered advice to speak with memebers on team to better address financial and legal questions that he had. After that I proceeded to sketch a plan of action for him before we listed his home for sale.
Once the homeowner finished my to-to-list we listed his home and it reveived an offer 24 hours later at above full asking price.

HSBC received our exclusive short sale packet and within 48hours later approved our asking price of $235,000... then the very next day I listed the house for sale at $235,000. I had just put the keybox and the for sale sign when an offer comes in and it had not even been 24hours on the market (WOW).
I then proceeded to work directly with my counter-partner (negotiator with HSBC) and they aprpoved the short sale two (2) business days later, yes! Thats TWO days later... after that the broker got the buyer to perform per the contract and we closed 30 days later.
This is not a once-in-a-while get it right situation... this happens all the time... my team and I get short sales approved in record time. You might hear stories of how brokers work with banks to approve a short sale and it takes 4-6 months... thats because they might not have the experience or know about how to perform the process.
As of this post, we have closed two other short sales and received approval on three others, just in June alone.

Silent Sunday, Ice on the Lake

A cold snap is especially noticeable when the snow doesn't melt on the lake. Don't go for a walk out here, or you'll be wet and shivering. This is a color photograph taken on a very cold gray day.
Lake Alice is an older community of homes located close to, but not accessible to Snoqualmie Ridge. Many of the homes around the lake are old cabins, some have been dramatically updated, others are still very simple. Minutes to I 90, commutes to Seattle, Bellevue or Redmond are not too far.

Fall City WA, Wordless Wednesday

Just downstream from Snoqualmie Falls is the little unincorporated town of Fall City. The Snoqulamie River is running under the bridge. Mount Si sits in the distance just beyond the City of North Bend. A grocery store, gas station, a couple of restaurants make up most of the business here. Riverside Park is popular in the Summer when swimming and rafting are active.

Two Poles with Tales to Tell, Fall City WA

In the little town of Fall City Washington are these two poles; one light, one illuminating. The light post comes on as the sun goes down providing light for the sidewalk and road below. The Totem Pole tells a story of the native people who lived in this valley before European settlers arrived. Both serve a function, both may enlighten.

Silent Sunday, a clear cold sky and icy river

A short distance up river is Snoqualmie Falls. Behind me is the little town of Fall City Washington, located in the Snoqualmie Valley just north of I90. Fall City used to be a logging town with 2 main roads, a few stores and the confluence of the Snoqualmie and Raging Rivers.
On this day, the temperatures had been in the upper teens to low twenties and ice was forming on the sand bar where the two rivers meet. People love to float this river in inner tubes the summer, but today it's too frosty for any tubes.
