Fife, WA May 2010 monthly home sales stats
In May there were 10 home sales in Fife, WA. I thought this number would be a little higher due to the tax credit expiring April 30th, but as of yet there has not been a surge in Fife home sales.
As of May 1, the NWMLS changed computer systems so the data is a little different.
Here are the averages-
The average square footage was 1900.
The average $ per square foot was $125.48.
The average days on market was 35. The shortest sale took 9 days; the longest was 153 days.
The average original list price was $223,777.
The average list price at contract was $220,117. The average sold price was $215,672
The lowest sales price was $169,500 and the highest sales price was $260,000.
All but one of the homes sold were built between 2004 and 2010. The odd sale out was built iin 1961. It's nice to see one of the "older" properties sell in a market glutted with new construction, newer home short sales, and newer home foreclosures.
This month in Fife there are, on average, 50 homes for sale on the MLS. That means based on the number sold, there was an absorption rate of 20%. Another buyer's market month. (A buyer's market has an absorption rate of 0-44%; A balanced market has an absorption rate of 45-55%; A seller's market is 55% and higher) If no other homes are offered for sale, it would take over 5 months for all the homes to be sold.

In April there were 10 home sales in Fife, WA.
Here are the averages-
The average square footage was 1941.
The average $ per square foot was $121.02.
The average days on market was 121. The shortest sale took 5 days; the longest was 475 days!
The average original list price was $239,576.
The average list price at contract was $229,583.
The average sold price was $228,542. (April 2009 average sales price was $250,125)
The average sale price to current list price percentage was 99.55%. T
he lowest sales price was $163,950 and the highest sales price was $278,000.
All of the homes sold were built between 2005 and 2010.
In Fife there are, on average, 41 homes for sale on the MLS. That means based on the number sold, there was an absorption rate of 25%. Still a buyer's market. (A balanced market has an absorption rate of 45-55%; A seller's market is 55% and higher) If no other homes are offered for sale, it would take over three months for all the homes to be sold.

Fife, WA Mar 2010 monthly home sales stats
In March there were 12 home sales in Fife, WA.
Here are the averages-
The average square footage was 1850.
The average $ per square foot was $118.20.
The average days on market was 121. The shortest sale took 10 days; the longest was 366 days.
The average original list price was $229,215.
The average list price at contract was $216,795.
The average sold price was $214,618. (March 2009 average sales price was $261,202)
The average sale price to list price percentage was 99%. Encouraginly only two of the sales were below 100% of current list price.
The lowest sales price was $115,000 and the highest sales price was $247,000. All of the homes sold were built between 2004 and 2009. The majority of the sales were in the Radiance subdivision.
In Fife there are, on average, 40 homes for sale on the MLS. That means based on the numbersold, there was an absorption rate of 33%. Still a buyer's market but nearly a balanced market. (a balanced market has an absorption rate of 45-55%) If no other homes are offered for sale, it would take over three months for all the homes to be sold.

Fife, WA February 2010 monthly home sales stats
Just like last month, February brought 14 homes sales to Fife, WA. Here are the averages- The average square footage was 1967. The average $ per square foot was $121.24.
The average days on market was 72. The shortest sale was 7 days; the longest was 176 days.
The average original list price was $236,394.
The average list price at contract was $232,959.
The average sold price was $231,968.
The average sale price to list price percentage was 99.57%. Six of 14 home sales recieved 100% or more than asking price. The rest received 96.16-98.92% of asking price. Not quite as good as last month. The lowest sales price was $183,000 and the highest sales price was $289,995. Seven of the homes sold were built in 2009. The oldest was built in 1971. In Fife there are, on average, 41 homes for sale on the MLS. That means based on the numbersold, there was an absorption rate of 34%. Not too shabby! Still a buyer's market but nearly a balanced market. If no other homes are offered for sale, it would take amost three months for all the homes to be sold.
