Holmes Point WAWhen looking for homes for sale in Kirkland, consider Holmes Point. The Holmes Point neighborhood is located in the northwest section of Kirkland nestled in between Lake Washington and Finn Hill. Many of the homes located in this highly sought after neighborhood offer waterfront access and/or a view of the lake. Holmes Point has it's own boat launch open to the public, however there are many restrictions on where you can park. Consider this a local boat launch for the residences not located directly on the water, as you can then park at your own property.

Another highlight of the Holmes Point neighborhood would be O.O. Denny Park. This is a great place to take the kids, run the dog, or bbq during those beautiful summer days that we occasionally get. Denny Park consists of 46 acres and is cleaner than any other park in the area, has a ton of native growth and hiking trails accross the street, and is not as crowded as your other parks and beaches.

There are many reasons why Kirkland is a great place to call home. However the homes for sale on Holmes Point have two assets that are highly coveted on the Eastside, that is access to Lake Washington and the exclusive Holmes Point address.

Christmas Eve Special: The Eastside’s Least-Expensive Lake Washington Waterfront Home

Kirkland Waterfront HomesFollowing up yesterday’s bargain $500k Seattle waterfront home, we move over to the Eastside for the least-expensive sale on Lake Washington’s waterfront.

The bargain of 2011 on the Eastside was in Holmes Point, on the North end of Kirkland. The Eastside’s “inexpensive” waterfront is usually quite a bit more expensive than the same category in Seattle, but this home actually broke through to Seattle-level prices. At $725,000, this West-facing house on the Holmes Point shoreline was actually a short sale (A short sale occurs when an seller owes more than the home is worth–the bank must agree to sell for less, and someone is taking a loss). The home was snapped up after just 11 days on the market. The whole process took about 45 days to close, which is particularly surprising, as the majority of short sales are anything but short–they can takes months on end in some cases (I’ve personally closed a short sale that took two years for the bank to acquiesce). In terms of general pricing, most lots on the Eastside’s waterfront would sell for more than this, with or without a house.

This property has multiple spots for residential improvements, while the value was clearly in the land. A house and additional dwelling unit are located on the top of the property, while an unfinished cabana is down by the lakeside. Covering nearly half an acre, the sloped lot has a fair amount of space to rebuild/expand. At 50 feet of waterfront with a private dock, this is fairly standard Lake Washington frontage. Holmes Point and Kenmore in the North are usually the least-expensive waterfront homes on the Eastside’s Lake Washington waterfront, along with Kennydale/Rentonin the South. This sale certainly set the bar lower for potential waterfront home buyers on the Eastside.

Welcome to OO Denny Park Kirkland WaThe O O Denny Park is one of the most amazing parks in the city of Kirkland. To start with, it is composed of 46 acres.There are four fields along the Lake Washington waterfront between Holmes Point Drive and Lake Washington.

On the other side of the road are several trails through the woods. Winding up the Denny Creek Ravine, you are surrounded by tall trees of our native forest.

Bridge over Denny CreekThis park has a very interesting history. Originally it was a private estate of Orion Orvil Denny. After his death, it was willed to the city of Seattle, who owns it to this day. For many years it was used as a day camp for Seattle Children. Eventually the upkeep was taken over by King County, and now it is managed by a coalition of King County and a citizens group called Finn Hill Park Commission.

Tree on the beachMy wife and I took pictures late on a warm summer evening, just before sunset. The air is turning cool, and the light is changing from harsh and bright to the iridescent glow of the evening. It is my favorite time of day, and the OO Denny Park was alive with familes, and children, pets and lovers.

The park has two large parking lots. The lot on the water side is next to the well kept bathroom. From there Enclosed picnic areathere is a field to a small sandy beach. To the north is the creek, and north of that is a large waterfront field. Toward the street is the large enclosed shelter for larger community or family gatherings.

There are picnic tables and park benches throughout. We kept walking north and found two other fields along the waterfront, making four separate waterfront areas to be enjoyed.

Being here was a treat. Thanks to the Finn Hill neighborhood for stepping up and agreeing to pay for maintenance by increasing their property taxes. They have done themselves and everyone else a huge favor in keeping this waterfront treasure a viable place for the publics use and enjoyment.
