Over the last several months I've lost at least four listings because of pricing. Alright, you can't loose what you never had but I know I didn't get three listing because they didn't like me or I was recommending a lower price and different strategy than the competition. It must have been the pricing. Of course, I explained the downside of over pricing and how in the end you will sell the home for much less. But we all know how that goes.

THE OLD THINKING is houses sell themselves. So, price higher than you expect, put it on the MLS and what for the offers because people will love our house and sellers will always offer less. No matter how you do this, it's lazy and it's still the same old way to sell a house.

With so many choices, houses today do not sell themselves. As agents we need to find different ways to sell a home. Use different marketing channels like Craig's List, blogging, talking to neighbors, talking directly to buyers, texting, direct marketing, etc. Staging and Photography are vital with the internet being the first gate keeper. And pricing is the most critical part of today's marketing. Let's face it, prices are still dropping and every buyer today is looking for a bargain. They start with price, they end with price. They know the market. We need to talk in their language. It's about the price.

TODAY price the home at the lowest price possible from day one. Then as agents, it's our job to negotiate the offer and help the buyer (and agent) realize the list price isthe price and well worth it. As agents, we need to be prepared on day one with information that backs up our pricing. Buyers will understand this when we present precise information. They have been shopping and know the market. They made an offer on your listing because out of the dozen's of choices, they like yours the best.

The most difficult part of this concept (it's also called ‘aggressive' pricing) is selling the client on its benefits. Most sellers are still thinking the old way. Are you?

I'm getting over the three listings I ‘lost.' They are still on the market and chasing the market down. We all know where that goes.

Have you ever been to Mongolian Grill Restaurant? I went to the one in Juanita / Kirkland last week. I was meeting with a friend to have lunch and we weren't sure where to go, as we drove to Juanita and noticed Mongolian Grill. We were SO hungry that we both decided to eat there as Dustin raved about how good and fresh the food is.

When we walked into Mongolian Grill you could see that it was a clean and inviting restaurant. Dustin handed me a bowl and asked me to follow his lead. He went ahead of me and started adding vegetables to his bowl, so I did the same, but in bigger portions.

Fresh vegetables and sauces on the back table. The center table has table wear, water, and your to-go boxes in the event you cant finish all the food.

There were so many fresh vegetables that I didn't know which ones to pick so I added one of each. My bowl was massive, big, and out of control, yet I knew that I would get to enjoy this bowl once I sat down. I started to press my food down so that I could retain more on my bowl, not sure if your allowed to do that but I did.

I proceeded to the oil dressing section and I added sesame seed oil to my bowl.

Finally, I handed my bowl to the cook to have it sautéed. "He asked what type of meet I wanted to have with my bowl" and I told him MEAT. He then tossed my bowl the Mongolian grill and started to stir fry it.

Once your food has been cooked, they call your name out.

So, I went to the front...the cashier asked me what type of rice and sauce I wanted on my plate. I was in the mood for white rice and plum sauce.

Dustin saying "look a tall this food for $7.50 per plate, you can't beat this anywhere else, now lets eat".

WOW! My plate was massive and I started to think "could I really eat all this food" but I knew that I couldn't wait to sink my teeth into the food.

Dustin and I ate, talked and finished all of our food that we had prepared half-hour ago. We both couldn't believe that we ate it all... I struggled trying to get out of my chair.

The food is so good that I'm blogging about it. If you're ever in the Juanita area and need a quick lunch, by all means try it out.

I highly recommend this place for any occasion and I will continue to go there.

Are there affordable homes around Kirkland WA? Yes, how about Juanita, Bothell and Kenmore

Affordable Eastside homes is almost an oxymoron.

Believe it or not you can still buy a home close to Bellevue, Redmond and Kirkland for under $400K. I am not talking about 600 sq ft 2 bedroom 1 bath homes. I am talking about 2 story 3+ bedrooms 1.5+ bath at 1500+ sq ft with bigger lots than most new construction homes. Where are these homes?? How about Kirkland's suburb to the north, Juanita, South Bothell and West Kenmore. All of these areas are either in the Kirkland city limits or border it. The area of Juanita is part in Kirkland and part unincorporated King County. All of the previously mentioned areas are all very nice and have that small town feeling. They are also close to shopping, golf, restaurants, parks, great schools, plenty of coffee shops etc. There is also a great selection of condos for sale starting at around the 200K price point. In Kirkland, Juanita, Kenmore and Bothell you can get a real nice condo from 300K-400K.

Kirkland, Juanita, Kenmore and Bothell are all about 15-20 minutes to Bellevue and Redmond.
