What buyers need to know about the Sewer Line

Your buyers just closed on their dream home and the sewer backs up and floods the basement. Did they get a sewer line inspection when they ordered their home inspection? Is this something an agent asks the buyer to consider when they are already spending upwards of $450.00 for a home inspection?

Could an additional $250.00 spent on a camera down the sewer line be good insurance to prevent the new homeowner from getting hammered with a broken sewer line, which is usually concrete or clay , depending on what year the home was built and if there were any upgrades to the drainage system.

My client spent $2500.00 for a partial sewer line replacement on his rental home and I thought this may be a good thing to pass along to any future buyers of older homes that have not had an inspection of the sewer line.

Alpenland Delicatessen and Swiss/German Goodies. Mercer Island, WA

I was fortunate enough to stumble upon Alpenland Delicatessen on Mercer Island, WA one day back in December and thought I'd share this with my readers. This quaint shop sits tucked away inside a small strip of businesses on 2707 78th Avenue SE on Mercer Island.

Alpenland Delicatessen serves great sandwiches, salads, soups, and something I have never seen or tasted before, the Pretzel roll, which is only sold Thursday, Friday and Saturday or until the Pretzel rolls sell out, and they do sell out fast!

What was really cool about this place is that everyone who comes here seems to have come here for years, sitting in their exact seats everytime they come for lunch. The Wait staff is friendly and always helpful.

There is some great Swiss and German treats that I have only found at key places in town or rememberances of my travels throughout European shops along the villages of remote areas of Munich, Germany.
