Milton, WA July 2010 monthly home sales stats
For three months in a row home sales have been up in Milton. May had two sales. June had four sales. And July had six sales. A great trend for Milton!
The addresses of the sold homes were-

1105 9th Ave #B
1123 70th Ave E
510 12th Ave Ct E
1603 Taylor St
2321 Alder St
Here are the averages of the six Milton homes-
The average square footage was 2139. The average $ per square foot was $108.85.
The average days on market was 56 days. The shortest sale was 13 days; the longest was 126 days.
The average original list price was $230,825.
The average list price at contract was $230,825.
The average sold price was $233,063.
The lowest sales price was $145,500 and the highest sales price was $299,950. Two of the homes sold for more than asking price; the sellers gave concessions for buyer's closing costs. The homes were built between 1953 and 2006. There are still 25 homes for sale (on the MLS) in Milton. That means based on the number sold, there was an absorption rate of 24%. (Anything under 45% is a buyer's market.) If no other homes are put up for sale, based on the current absorption rate, it would take a little over 4 months for all the homes to be sold.

Milton, WA June 2010 monthly home sales stats
June closed with four home sales in Milton. In order to qualify for the federal tax credit homes had to have been closed by June 30th. There were two more home sales in Milton in June than there were in May.
The addresses of the sold homes were-

1409 Hemlock Ct
306 19thh Ave
1215 10th Ave
Here are the averages of the four homes-
The average square footage was 1963.
The average $ per square foot was $132.93.
The average days on market was 184 days. The shortest sale was 9 days; the longest was 416 days!
The average original list price was $230,825.
The average list price at contract was $230,825.
The average sold price was $233,063.
The lowest sales price was $145,500 and the highest sales price was $299,950. Two of the homes sold for more than asking price; the sellers gave concessions for buyer's closing costs.
The homes were built between 1953 and 2006.
Interestingly the house at 1003 Emerald St, I had a buyer that put in an offer at $165,000 but the bank wouldn't acecpt it. So then 4 months later, with nothing changing with the condition of the house, the bank accepted an offer of $145,500. But that's a topic for another blog post. :(

The average sold price was $271,175.
The lowest sales price was $242,400 and the highest sales price was $299,950.
The homes were built between 2006 and 2010.
There are still 22 homes for sale (on the MLS) in Milton. That means based on the number sold, there was an absorption rate of 9%. (Anything under 45% is a buyer's market.) If no other homes are put up for sale, based on the current absorption rate, it would take approximately 11 months for all the homes to be sold.

Milton, WA April 2010 monthly home sales stats
April was a VERY slow month for residential real estate sales In Milton. For the entire month, only one house sold. One! And that one didn't close until April 23rd so there were almost zero sales. Obviously the federal tax credits of $8,000 to first time buyers and $6,500 for move up/move down buyers did nothing to stimulate our local real estate market in Milton, WA.
Here is the information on the home that sold-
The square footage was 1792.
The $ per square foot was $111.58.
The number of days on market was 43.
The original list price was $199,900.
The list price at contract was $199,900.
The sold price was $199,950.
The home was built in 1942, was on .155 of an acre and has 4 bedrooms, 1.75 baths.
There are still 22 homes for sale (on the MLS) in Milton. That means based on the number sold, there was an absorption rate of 4.5%. Anything under 45% is a buyer's market. If no other homes are put up for sale, based on the current absorption rate, it would take 22 months for all the homes to be sold.

In Milton there were only two homes that sold in March. Ouch! In all of Milton!
Here are the averages-
The average square footage was 2208.
The average $ per square foot was $109.44.
The average days on market was 63. The shortest sale was 33 days; the longest was 93 days.
The average original list price was $241,475.
The average list price at contract was $236,525.
The average sold price was $243,000.
The lowest sales price was $201,000 and the highest sales price was $285,000. The $201,000 sales price was $13,000 over list price!
The homes were built in 1968 and 2006.
There are still 26 homes for sale (on the MLS) in Milton. That means based on the number sold, there was an absorption rate of 7.7%. Anything under 45% is a buyer's market. If no other homes are offered for sale, it would take 13 months for all the homes to be sold.
