The South Capitol Neighborhood in Olympia is immediately south of the State Capitol campus - so when legislature is in town, many people notice the blocks of beautiful vintage homes. These homes range in size from very small to quite large; and also vary in how much, if any, restoration/renovation work has been completed. So when they are on the market for sale, the prices vary considerably as well.

Right now there are 11 homes listed for sale in our MLS. The starting point, pricewise, is a one bedroom, one bath home of 672 square feet listed at a price of $167,700. At the other end of the spectrum, there is a 6 bedroom, 3.5 bath home with 3288 square feet and it's list price is $519,900. The median list price right now is $349,000 and the median square footage is 2483.

These are indeed classic homes - the newest of the ones for sale was built in 1939, and they range back all the way to one built in 1894! Oh the history these homes have seen over the years!

Visiting Olympia State Capitol - beautiful buildings, awesome city views and more! This time of the year, the state Legislature is in session, bringing lots of people into Olympia and onto the state Capitol campus - but year-round it can be a great place to visit.

The Capitol campus in Olympia draws visitors and residents alike to enjoy the mix of stately buildings and perhaps take a tour to view law making in process. Or stroll around the grounds to view the statues and monuments saluting the men and women who have protected this country in battle and contemplate their contributions. And you can walk or sit and enjoy the sunshine (yes, sometimes we have sunshine in Olympia!) in lovely wide open, landscaped grounds complete with a large, elegant fountain. At night the lights on the buildings and on the fountain create a lovely setting for the heart of Olympia, and the state.

There are also breathtaking views of Capitol Lake, Budd Inlet and the Olympics snow-topped mountains in the distance. You can occasionally glimpse sailboats on the water or perhaps a foreign ship being loaded by the giant cranes at the Port of Olympia.

Located at 1013 S Capitol Way in downtown Olympia, this family owned business has been feeding happy customers since 1938. You can order a wedding cake or another special treat for your special occasion. Or you can visit Wagner's European Bakery and have some lunch or a sweet treat snack.

Olympia's South Capitol Neighborhood consists of over 400 well preserved homes, varying in styles from the English cottage look, Spanish style, to Victorian and Craftsman. In 1991 the entire South Capitol Neighborhood was listed on the National Register of Historic places.

The decline in home prices throughout Thurston County and in Olympia has not spared the South Capitol Neighborhood, but due to the uniqueness of this neighborhood, the pricing pressure is not as extreme as in other communities. Here is a list of the homes sold on the MLS within the past six months.

As you can see, the final sales prices are on average 3.75 percent lower than the last list price. Note that one home actually sold above the listed price.

There are several home currently "pending" sale and there is a moderate inventory of homes "for sale" in the South Capitol Neighborhood.

This picturesque neighborhood is rich in history, a National Historic Register District made up of over 400 homes. Driving through the South Capitol Neighborhood you can see a sampling of nearly every form of classic architectural styles. The Dash bus runs a FREE shuttle service between the state capitol grounds and downtown Olympia attractions like the Farmers Market. Other great downtown stops along Capitol Way are Wagner's European Bakery & Cafe, Meconi's Italian Sub Shop, Batdorf & Bronson coffeehouse, and Sylvester Park. The South Capitol Neighborhood in Olympia WA enjoys very stable market conditions because of the pride in ownership shown by the homes and the great location. 2009 saw a total of 13 sales in the neighborhood, with an average price of $337,004 and an average time on the market of 81 days. All but 3 of those sales were for homes built before 1950. Of the sold homes, the average size was 2494 square feet and the price per square foot was $144.59. The highest sale in the neighborhood was $585,000 and the lowest was $179,000.
