Birdfest and Bluegrass - How cool is that?
Any event with 14 Bluegrass bands jamming gets my vote, but when you add birds, paddle tours, a salmon bake and culture - it’s near perfection. Friends of
Ridgefield National Wildlife Refuge host the 12th annual Birdfest and Bluegrass October 7th, 8th and 9th.
The most unique wildlife viewing adventure at Birdfest is a once in a lifetime experience to see (and hear), the spectacular flight of Sandhill Cranes as they visit their nightly roost. The tour is hosted by knowledgeable staffers and takes you to a nesting spot not normally open to the public.
A variety of other walking tours are available each day as well as, Kayak and Big Canoe tours. Be advised that some of the walking tours require reservations, and all paddle tours are available by reservation only. You're also advised to wear weather appropriate clothing, muted colors and sensible walking shoes. (Sounds like my dad's instructions many years ago)
In addition, Birdfest and Bluegrass features jamming in Ridgefield, a Birder's Marketplace and a family activity tent. Children can build nests, make bird feeders, mobiles and much more. There are also GPS Geo-Adventure tours which represent fun challenges for teens.
You're invited to a Seafood Bake on Sunday afternoon with a blessing of the food and drumming from the members of the Chinook Indian Nation and Confederated Tribes of the Grand Ronde. Complimentary samplings of traditionally baked salmon, clams and oysters will be available from 2:30 to 4:30 PM while supplies last.
This marks the 12th year for the festival, and it's billed as one of the best yet with a multitude of new events. Organizers suggest parking once and riding an eco-shuttle to all the activities. Birdfest and Bluegrass celebrates the fall season and the migration of our local wildlife - how cool is that?

As one of Clark County's hardest hit areas for Distressed Properties, Ridgefield Washington
has shown improving ratios of normal sales vs. distressed property sales when compared to
the County overall. Also of Note: about 82 of the Active Inventory are "New"
Homes (or, to-be-built homes) from the home builders -- who we surmise are
bullish on Ridgefield's future.
We've logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened during
July with Home and Condo sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:
From this brief view we see that the number of Pending transactions this month jumped to a total of 20, compared to only 12 last month (May was unusually high); as well as about six (6) month's supply of Resale inventory (based on adjusted-Solds -- removing "phantom" new homes) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 40.0% of the Pending Ridgefield homes listed for sale (still much lower than the County Average of 43.1%).

sales occurring, which is another clear sign of improvement for Ridgefield.
We've logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened during
June with Home and Condo sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:
From this brief view we see that the number of Pending transactions this month decreased by almost 57% when compared to last month (May was unusually high); as well as about eight (8) month's supply of inventory (based on un-adjusted-Solds) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 24.8% of the Active Ridgefield homes listed for sale (still much lower than the County Average and a slight increase from last month), yet they represent about 16.7% of the homes going under contract (a welcome two-months-in-a-row decrease!).
