Sales on Sammamish's waterfront in 2011 were just another notch in the belt of Greater Seattle's waterfront resurgence. Homes sold on Sammish's lakefront properties increased from 19 in 2010 to 32 in 2011, one of the most-significant increases in the Puget Sound region.
In particular, sales of more-affordable Sammamish waterfront homes were up significantly. The total increase of 58% was bolstered by 32 waterfront sales under $1 million, up from just 19 in 2010. Million dollar-plus sales, at the same time, stood at 15, up from 12 in the previous year. Overall, while prices were down somewhat, the strengthening sales should create further support for the market and prices in general going in to 2012.

Three Lake Sammamish waterfront homes were sold in the past two weeks, heating up the real estate market as we head into the fall. Circling the lake, the Bellevue, Issaquah, and Sammamish waterfront homes included two sales that had less than two weeks of time on the market.
The least-expensive sale was a Sammamish home with a private beach shared by three other homes. The 3 bed, 3 bath home was on the market for just 12 days, listed at $625,000 and closing at $600,000. Shared waterfront can be a great way for a buyer to enter the waterfront market at a discounted price, and still have moorage for a boat and beach recreational space.
A Bellevue waterfront home sold for $1.27 million after having been on the market for 6 months and starting at $1.399 million. This home had a typical lot for the south end of W Lk Sammamish Pkwy, a long dock (this part of the lake has a very shallow slope), and the house situated near the street and a nice long backyard leading to the lake.
The top sale was an Issaquah waterfront home with a 90 foot shoreline. After just 10 days on the market, the home sold for just under $1.7 million after being listed for $1.75 million. The nearly-3500 square foot home has 3 beds and 2.25 baths on a 13,500 square foot lot.

Two Lake Sammamish waterfront homes in the city of Sammamish were sold in September.
The first home is on a 1/3 acre lot, with 62 feet of waterfront. The unique characteristic of the property is its boathouse with attached studio unit. As most waterfront home owners know, it's extremely difficult to build any structures near the shoreline in the Seattle area, and especially hard to build a boathouse, because of local regulations. A structure like this is grandfathered in, and the owners have the unique ability to maintain a lakeside residence that most couldn't build.
The property also has a mid-1970s 2 bedroom home as the main residence, and it sold for around $850,000. It was on the market less than three months, and sold for 90% of its list price.
The second sale of the month was a luxurious estate of over 1.1 acres including 3 separate parcels. The 100+ feet of West-facing waterfront have plenty of privacy for the late 1970s home. At over 3000 square feet, the home sits much closer to the shoreline than most newer-construction homes. The final sale price was the full listing price of $2.2 million. The home was on the market for just three weeks.
