Backyard cottages are a nice solution that many Seattle homeowners have been interested in for a variety of reasons. A Seattle backyard cottage, officially known as a detached ADU or accessory dwelling unit, can be a nice solution for a college aged child or aging parent among other things and a great way to financially make ends meet. Southeast Seattle has allowed them since 2006 and the Mayor introduced legislation to allow them across the city back in March of this year under a certain set of rules and regulations.

Seattle Backyard Cottages Guidelines:
Since introducing the idea in March, 18 homeowners have applied to add one in their back yard. Certain rules and guidelines must be followed to qualify. Here are some, but you can find more details on the city site.
1. Lot must be at least 4000 square feet in area with additional minimum width and depth requirements.
2. The house and the backyard cottage together can not exceed the current 35% limit for lot coverage.
3. Cottage square footage limit is 800 sq feet.
4. Height limit of cottage is 15-23 feet high depending on the lot width.
5. Parking is required.
6. The owner must live in either the primary residence or the backyard cottage (like a Seattle ADU).

Short Sale Condos in Capitol Hill Seattle are a little more difficult to make it through than a regular short sale on a house. There are many obstacles that can come up when dealing with a short sale on a condo, mostly because there is a home owner's association and dues that may or may not be current. As a result a short sale condo can take a little longer than usual to close, but the return on the investment of time may be a really sweet deal on a great home in a great location.

There is also a smaller number of short sale condos in Capitol Hill on the market right now in comparison to some other areas of Seattle, however it doesn't mean those deals aren't there. In fact, there may be several short sale opportunities that are hiding.
One of the services I like to offer my clients in Capitol Hill is to create a search in the area for the building or amenities that they may be interested in for their new home and begin working backwards. I know that this can add to the length of time on an already lengthy short sale process, but if it makes you happy in the end, then it's worth it.
By working backwards, it means that I will work with my knowledge of buildings and sales in the area, so I can find potential listings to represent for my client after an initial search consultation. I will then work with the investment group that I partner with MKAT, to see if there are any properties in their portfolio that may meet your criteria and give you as a buyer the first opportunity to see certain properties before they are even marketed to the public. If there is any concern about my acting as a dual agent during the transaction, my partner will handle the listing side of the transaction and I would represent the buyer, you.

Volunteer Park is one of my favorite parks in Seattle - I love the wide variety of activities there and it is a great place just to take a stroll around on a nice day.
Curious what you will see if you venture to climb to the top of the water tower in Seattle's Volunteer Park? Look at this gorgeous view!
Seattle is filled with parks, but if you get a chance to visit Volunteer Park on Capitol Hill, do take advantage of it! Make sure to drive through and see the gorgeous historic homes in this area as well.
This is one of Seattle's original neighborhoods and it is worth a look!
