Denny-Blaine homes on Lake Washington's waterfront are rarely on the market in Seattle, so it's always interesting to see how quickly they sell when they are listed publicly. Many families have lived in the highly-regarded neighborhood for generations, so a large number of transactions in Denny-Blaine end up being off-market sales or in-family transfers.
The most recent sale reflects the high value that is still held by Denny-Blaine and its residents. The 5 bedroom, 7.25 bath home at 154 Lake Washington Blvd E was on the market for just 3 days before having an accepted offer. While listed for $10.8 million, its final sale price was $9 million.
The property is nearly an acre, with a 120 foot dock on its wide shoreline. A full beach house near the water is a particularly valuable asset, as these kinds of structures must be grandfathered in to be allowed under current shoreline restrictions.

Luxury real estate sales in Seattle finished up the summer with a slightly slower August but strong overall sales numbers, in comparison with the summer of 2009.
Nineteen homes in the city of Seattle sold for over $1 million last month, with two homes coming in above $2 million. The top sale was a classic, elegant Queen Anne home on Highland Drive with sweeping city views. Its final selling price was $2.745 million.

For the summer (June-August), we saw 84 homes sell for over $1 million, a 29% increase over 2009's 65 sales. In the $2 million + range, we had 9 sales this year, nearly doubling the 5 homes sold in this category last year.
The top sale of the summer was a $6.25 million estate in Denny Blaine. The 8300 sq ft home on Maiden Lane was on the market for nearly a year before selling, but still brought top dollar for the current market.
The late summer slowdown has clearly affected total sales as well as luxury home sales a bit in August. We'll most likely see a bump at the end of September and beginning of October before we move into the winter lull.

The Denny-Blaine neighborhood had relatively few homes sales in the first half of 2009. Some of that may be due to the tight lending market in the jumbo and super-jumbo mortgage arena, although many homes here are purchased in cash transactions.

There have been just 3 sales in Denny-Blaine in 2009 according to the NWMLS as of 06/16/09. The first two are atypical of the neighborhood, but interesting homes and properties. A small condominium/cottage in the Lake WA Cottages. This small cluster of 1 bed/1 bath homes has an HOA like normal condominiums, but the feel of a detached home. At under 500 sq ft, this cottage sold for $365,000. It's cozy living, but it's just steps from the Lake Washington waterfront.
The second home sale was a 3 bed, 2.75 bath home with one story and a basement. The home sold at $435,000, again far below the normal selling price for Denny-Blaine. The home is accessed from an alley and had some "unfinished" remodeling projects, which probably explains the low price. The new owners now live in one of the most affluent neighborhoods of Seattle and barely broke through the median Seattle home price. In contrast, current Denny Blaine homes for sale range from $1 million to $15 million, with 25% of those homes being priced over $5 million.
The third sale this year in Denny-Blaine was more typical for the neighborhood. A 6 bed, 5 bath home on half an acre sold for $2.7 million after originally being listed at $3.2 million. The property also had a full guest house, 4 fireplaces, and vast gardens. It had been on the market about 10 months before selling.

Denny-Blaine is a neighborhood in east central Seattle on the Lake Washington waterfront. Just South of Madison Park and North of Madrona, this exclusive neighborhood is mostly made up of million-plus dollar homes on large lots. The streets are immaculate and tree-lined, making it feel more like a park than an in-city neighborhood.

Although there are a few modest cottages and homes in Denny-Blaine, the vast majority are historic, expansive, and meticulously maintained. This neighborhood is one of the most affluent in Seattle, and it's easy to see the attraction with a short drive through Lake Washington Blvd, McGilvra, and Denny. Denny-Blaine Park is a public space that was renovated in 2004. It consists of 2 acres of land where Denny-Blaine Pl. meets Lake Washington.

The land for Denny-Blaine Park was donated to the City of Seattle by Charles Denny (son of Seattle pioneer Arthur Denny) and Elbert Blaine, who were also responsible for sub-dividing the neighborhood.
