Green Lake & Phinney: Some Interesting Properties Out There Right Now..

green lake real estatePhinney Ridge real estate & Green Lake real estate are two of my favorite things,but right now especially there are some pretty interesting properties out there. The interest rates are still quite low even as they leap and fall between the mid to upper 4% range and mid 5% range. I don't remember ever seeing this much volatility in the interest rates, but at least they are low no matter what for now! This makes looking at some of these Seattle neighborhood houses a better deal.

Both Green Lake and Phinney Ridge have some wonderful properties close to the lake itself - from old craftsmans (both updated and in need of love) to green built townhomes to century old larger houses with views and in close proximity to the lake (shhhh: here is my secret dream house in Green Lake).

In fact, 2009 Seattle real estate seems to be off to a good start with low interest rates and buyers coming out to take a look at the inventory available. The biggest problem I am having besides trying to get sellers to be realistic in this market is making sure that there is enough inventory to show to my Seattle buyers. I am seeing a lot more activity lately in the $500,000 and under category and there are plenty of choices out there for these buyers where there may not have been in previous years. The competition is also not as fierce even in the $300,000 and under markets. I have run into two multiple offer situations already this year and it is only January, but it is nothing like I have seen before so far. I don't anticipate this being the norm, but there are also unheard of price reductions in the market at this point.

Green Lake into Phinney Ridge into Ballard into Sunset Hill....

seattle real estateI always love to try and give new Seattle relocation clients boundaries of neighborhoods. Some of Seattle's neighborhoods are easily delineated, but others are not so much so. I know many Greenwood people like to say Green Lake if they think it will get them more buyers - same with Maple Leaf. Phinney Ridge is another one.

I love Phinney Ridge! It is nestled right between Green Lake and Ballard and I always get a kick out of where people say one starts and the other ends... I personally consider 3rd Ave NW to be my cut off point, but I know a lot of people on both sides of that line that are sure they are in the other neighborhood. I have even seen it discussed online in a neighborhood forum.

Both Ballard and Phinney Ridge are wonderful neighborhoods - maybe being able to walk up the hill to the Phinney Zeek's means that you truly do live in Phinney Ridge? Nice to have the best of both worlds though with all that Ballard has to offer, too!

Seattle's Woodland Park Zoo is Open During the Winter.

Well, I made it to the zoo in the spring when the flowers first started blooming and I enjoyed myself so much, I made a vow to get back there before the weather turned too cold. A few weeks ago when we still had nice weather, I got the chance to go back. The Woodland Park Zoo is such an amazing way to get away from the buzz of the city and to help me remember how amazing nature is. My favorite animals are probably the giraffes, hippos, and the gorillas. My daughter had a wonderful experience with one of the gorillas. They were touching each other through the glass, admiring one another. Then, along came a group of men and the gorilla ran over to them and got up close to the glass and puffed his chest out as though he was protecting her. It was pretty cool. She got the chance to feed the giraffes this time around, which was also a great experience. Taking the time to relish in all of the sights, sounds, and smells of the zoo is an experience that I will never grow out of and one that I will be sure to allow my child to enjoy often. If you haven't made it to the zoo in awhile, GO! It is still open throughout the year and although the weather will be much cooler, just bundle up and go. In fact, I have never experienced the zoo in the middle of winter. I bet it offers a different opportunity than the birds-chirping, flowers blooming, baby animals running around experience I am used to, since I typically only go in the spring or summer.

Single family homes in Phinney Ridge are still demanding attention. Unlike many neighborhoods in Seattle, Phinney Ridge has not become a buyer's market. Things are still ballanced in that neighborhood despite time on market being up significantly over last summer.

Condominiums show a different trend. Condos in Phinney Ridge are showing similar days on marrket, but with a lot more inventory. As such the Buyer's have the edge here. Still with interest rates still low, and summer around the corner, the market may be about to wake up.
