Courtney Cooper 206-850-8841: Real Estate Agent in Seattle, WA
Portage Bay Floating Homes were among 3 of the four Seattle floating homes sales so far this year!!!! Inventory is still low and there is a demand for Portage Bay houseboats for sale, so if you are thinking about selling your home, let us know!

You already know what Seattle houseboats for sale are on the market right now, but let's look at the Seattle floating homes that have sold this year so far:

It has one parking space attached which is a rare commodity for houseboats.  Listed for $399,000 and Sold for $350,000:  Built in 1940 and on the market for 30 days.  Here are the public remarks from the MLS:

Large sturdy log float, approx 42'x31' Possibilites to do a Re-build to 2 story 18' height. New roof (2+/- yrs) newer treated stringers... last 10 yrs. • 3146 Portage Bay Place E #M:  1 bedroom/ 1 bath Portage Bay floating home for sale.  Listed at $389,000 and sold in a bidding war for $400,000 .  This was a bank owned Seattle floating home.  Bank owned Seattle floating homes for sale (REO properties) are few and far between so this was an interesting house.  It had been on the market before and was pending but due to the DNR lease renewal pending, the buyers decided to walk allowing a new set of buyers to get a chance at this end of dock floating home.  Because of the sale falling through, the market time was increased at 339 days.   This one had some very Vegas-like touches and was definitely going to need some work, but what a great price for the end of the dock!  Here are the public remarks from the NWMLS listing:
Portage Bay houseboat located at prime ind of dock location. 180 degree views! Relax outdoors on the dock or retreat indoor to the spacious great room with high vaulted ceilings. Cooks kitchen w/ concrete counter-top, gas range and Sub-Zero refrigerator. Master bedroom suite w/ large walk in closet, stone tiled shower with steam feature. Great opportunity to own a prime waterfront home at a reasonable price!
  • 3310 Fuhrman Ave E, Seattle 98102:  2+ bedroom/2 bath, Seattle floating home with lots of extras - took a while to sell as it was nestled right between the University Bridge and the Ship Canal Bridge, but had  some amazing views from its end of dock position.  It was listed for $715,000 and sold for $600,000 in 316 days.  Here are the marketing remarks:
No Dues & Own Your Moorage For This Floating Home! Fabulous fee simple Lake Union oasis! Mixed use between residential & C140 Commercial waterfront property: live on the lake & run your biz here, too! 34+ feet of Lake Union End of dock (because it is the dock!!!) waterfrontage with a remodeled 2 bedroom floating home with companion float for kayaks, etc., an additional lakeside cottage, boat slip (+/- 35 feet), and an unheard of 2 off street parking spaces -PLUS a yard! King County, Seattle Waterfront Home Sales Up YTD 2011

Sam DeBord - Seattle Real Estate Broker: Real Estate Agent in Seattle, WA

Waterfront home sales in King County continue to outpace the previous year's sales. Sales in the city of Seattle are up just slightly, with 63 waterfront homes sold as compared to 62 at this point last year. Considering the difficult market conditions for luxury and upscale properties, a flat market is a positive sign for most waterfront homeowners.

King County waterfront home sales showed a more dramatic increase, with closed transactions rising 10.6%. 324 King County waterfront homes have been sold this year, up from 293. Waterfront real estate continues to show that its inherent value is still drawing buyers into the market despite slow sales overall.

The segment of waterfront homes under $500,000 is many times composed of a large number of houseboats, which affects sales numbers in Seattle more than King County. Sales of Seattle waterfront homes over $500,000 were actually down slightly for the year, with 46 sales in 2011 and 50 in the previous year. The increase in houseboat sales is probably influenced by the changes in houseboat financing this year, as we had a window of opportunity for lending on leased-slip houseboats that we haven't seen in quite a while. That window was just recently closed, but may open again soon when the city cements its new shoreline regulations.

Seattle Houseboat Inspection In Portage Bay: Life Afloat In Seattle

Here is a fun shot I took from one of our Seattle houseboat inspections in Portage bay - it was pouring rain (gee go figure) during our inspecton, but we still had such a great time.

Chuck the diver and Sid were quite untouched by the cold rain as they went through all the steps of inspecting a Seattle floating home.

Molly and I helped these buuyers secure this amazing home and we had a great time showing them all the inventory. Life is awesome around (and on in this case) Seattle's waterfront.

And yes, the kayak was negotiated into the sale for our houseboat buyers:)

Here are a couple places to check some of our amazing city's homes for sale:
