Real estate was on a lot of peoples minds last year. Now that 2011 is over we can report activity, averages and trends.
Shoreline real estate activity has been brisk and increasing based on the experiences of the Phil Leng Team. We have sold many homes in this past year, with an average market time of 49 days.
However the overall statistics for Shoreline are sobering. High volume of inventory and a realtively small percentage sold/pending. Which of these categories do you want to be in, the red (waiting) category, or the green (sold) category? The Phil Leng Team will help you get into the sold category quicker!
The trend of median sold prices in Shoreline is obscure from this next graph. The median price appears to have held somewhat steady through 2011.
Perhaps the good news in Shoreline is that the number of new properties coming on the market each month has been dropping over the last year. It looks like the trend of new listings every month is down 37%.
The average Days on Market in Shoreline appears to have been going down slightly, but this next graph would not convince me there is a trend.
If you are a serious seller the next graph is good news. The monthly supply of inventory in Shoreline has gone down. The graph shows 47% over the year, however it will not actually be by that much once properties return to the market this spring. But I believe this is a real trend so those who do not really need to sell should simply defer their plans until a later time.

Of course you are expecting your health to stay perfect until you are at least 100 years old. This is a positive attitude to take and nobody can fault you for it. The fact is, however, that even if you live to a ripe old age and maintain good health, at some point you may not be as strong as you were at a young age. When you are 85 years old, for example, can you really see yourself climbing three sets of stairs in your three-story Seattle townhome?
If you are older and have already brought up your family you may be thinking of looking for the right house for retirement in Seattle now. One thing that you should keep in mind is where you want to settle according to where your family has located. If one of your sons has grown up and moved to the East Coast and one of your daughters has settled on the West Coast, you may want to plan a move to be closer to one of them. You may also decide to settle in the middle to make it easier for everyone to visit and get together during the holidays.

Take a look at your immediate future and your long-term goals.
