The homes for sale in Cascade Park - a popular neighborhood in the southeast part of Vancouver Washington, have also experienced the erosion in volume and home values that also occurred in the larger Vancouver and Camas real estate market. This mid-year report is being published to show the year-to-date level of activity to see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:
Home sales peaked in 2006 with 249 units sold
In 2007 and 2008 the sales volume fell significantly, and only slightly increased in 2009
The Median Sold Price eroded from a high of $270,000 down to $225,000 in 2010.
The Median Cumulative Days on the market increased to a high of 97 days in 2009, and fallen to 62 days in 2010.
With 121 houses sold for the first nine (9) months, home sales in Cascade Park are on track to meet or beat last year's sales numbers but will not likely achieve the levels seen in 2006 and 2007. Although the volume for the third quarter slipped a bit, we did see the Median Sales price increased by $2,500 over the level seen at our six month report!

With 85 houses sold for the first six months, Cascade Park home sales are on track to meet or beat last year's sales numbers. In our opinion we don't expect the price's to materially decline or appreciate in this part of Vancouver Washington.

I have a daughter with severe food allergies-corn, peanuts, wheat, soy, salt, milk, grass, trees, etc... you name it! It's been tough finding stores that I can shop for gluten-free and other foods of the like in Clark County. My favorite is Trader Joe's in the Cascade Park area of Vancouver, WA on Chkalov Avenue, between Mill Plain and SE 7th Street. I've been going there for years.
At Trader Joe's, not only will you find healthy convenience foods like frozen pizza in unusual favors, and sweet treats with cane juice instead of corn syrup... but you will always find a friendly face at the check-out counter. Trader Joe's always has good produce in a pinch, but I prefer to shop at the Camas Produce market or the Farmers Market in Downtown Vancouver for locally grown items when in season.

Oh, and don't forget to pick up a bunch of their fresh flowers... they always have a great variety and they last a long time! Next time you are in the Cascade Park area on Vancouver, WA - check it out! Best times to go are early in the morning, as after work the place is packed.
Another good spot for gluten free goodies is the Fred Meyer store right across the street. They carry the full line of Red Mill Bakery flour. Happy shopping!
