About Vancouver's Downtown Vancouver

Have you had to work hard for your land only to have to work hard on it too?

Hello Yall,

If you're like me you got into real estate because you love findikng a deal. You love to see something priced right and think YES! That's a great price! I came across a piece of land in Camas, WA and knew I needed to get some info from the city. I've been working on it and thought have been so excited I thought I would share it with you too!

Prune Hill is one of the nicest areas around the Camas, Vancouver, WA area. There are a number of million dollar homes on the hill overlooking the Columbia River, city lights and the glorious Mt. Hood. For those of you that have never seen Mt. Hood, think of a mini Mt. Fuji. So here comes this listing for a piece of property but it's on Prune Hill. I would probably need to put in a culvert and driveway with tons of fill but would have access to a major city road. There is access at the bottom of the lot but you have to go through a neighborhood and it's so steep you need a four wheel drive so you don't burn up my little Honda transmission! This reminds me. I need to check my brakes!

The property has all the views but would need some major work with fill soil, leveling and access. Once finished though....perfection! So here's my question for you. I would like some of your stories and pictures of your lots/land development. How many people out there did something similar to this so they could build their dream home? How much blood, sweat and tears were shed? What was the outcome?

You guys are awesome!

Here are some pictures of the property!:

So you think you're soooo cool because you have a website, huh? YOU ARE!

So when I started the social networking craze I hit everything from Facebook, Linkdin, Twitter and even Active Rain. My Space is a little crazy. Just my opinion. I did everything backwards though and forgot my website! I need to come up with something different, easy to maintain and most importantly CHEAP! I have most of the stuff laid out but was wondering if you guys had any advice. I website has to be professional yet have enough vital info to get people to come back.

Let me know what you guys have done to keep your clients loving your site!

Ummm, you're welcome!!!!

Thanks so much,

Hello fellow agents and buyers,

I keep getting friends family and clients calling me with this horrible attitude asking what's going to happen next. They say they're scared and don't know if they should buy. Let's face it. You're probably listening to the people around you. You probably read about it in the papers, watch it on the news, Internet, radio...whatever. Here are my thoughts though.

If you bought at the height of the market and there has been over a 25% drop nationwide in prices. Now you're having to sell? People were fooled to think they could pay 5% down with an adjustable arm, but guess what. They were told by the banks, friends and family it was the time to buy. Now they're saying it's just bad out there. Wrong!

The people that are buying now most likely didn't purchase with the rest of the buyers in the sellers market because they knew home prices were overinflated. Prices are much lower, interest rates are ridiculously low and we're in a buyer's market.

So let's really consider the future. How many people are going to buy from here on out and be able to say they should be put in jail for stealing their home because they got it for such a great price. Home prices were at an all time high and now super low. New houses being built are also at an all time low so the demand can make up for the supply which means one day soon we'll have to build more and increase the supply and prices. We are in a market where agents 10 years from now will look at the home sales price and say where the heck was I when the prices were that low and why didn't I buy?! Do you know any investors? Are they buying now? You bet! They know it's a buyers market prices are great and they can now invest in homes because of previous mistakes.

Now is the time to buy!

Dream home and dream garage!

Hey ladies and gentlemen,

So here's my thought of the day. I was cruising around in a brand new BMW (my clients), my civic smells like gasoline so they were kind enough to drive, and was thinking..this is what I want! Reality strikes like lightning that I can't own a crazy nice car until I get a place to put it at night. People who drive super exotic cars and live in apartments drive me nuts. They watch too much MTV and I hate to use the word but think they're "Balling".

I want a home that has a garage where I can take care of my car and not just take care of it, but enjoy it. I'll be taking care of my fiance's car too so she needs a spot. My dad always said taking care of a car is like therapy. It is for me! I've cleaned a car for 10 hours before and felt better driving it than the nicest cars that are filthy dirty. So enough about me. Let's look at the best garages from around the world and see how your car is supposed to live when you're not driving it!

Cameron: The 1961 Ferrari 250GT California. Less than a hundred were made. My father spent three years restoring this car. It is his love, it is his passion.
Ferris: It is his fault he didn't lock the garage.
" Ferris Bueller's Day off"

This is a garage I would lock too! This is nicer than most homes and yes, this is the garage!

This car was supposed to sell for nothing less than 4 million! 17 were made! It's a 1937 Bugatti!

Update: It sold for 4.4 million! I love this garage!

I don't care if you like Dave more, Jay's garage is one of the best!

Do I need to write anything?

Okay enough of the cars how about just the outside of dream garages:

My dad's favorite garage! Just a door cover, but pretty cool!

Everybody's working ON the weekend! Que 80's song! Okay, now STOP!

Hello Weekend Warriors,

Okay, so you're trying to forget the song but you can't because this 80's song will stick in your head FOREVER! I just ran to the Chevron and grabbed some fuel, mowed the yard, made some more open house signs (I make them myself) and now I'm blogging before I help my parents move and do a 12-4 open house. This song is a bunch of crap. I'm working for the weekdays! In a not to distant past I used to drink on Friday nights and stay out til the sun came up. This morning I was up at 5:15am since my fiance just started her teaching job and that's the schedule we're on. It's 9:42am and it feels like 5pm for a normal Saturday! Anyways, what do you do on your weekend? Let me know so I feel better knowing the guys below are out having fun. Obviously they never got their hair cut because they were working and had to much fun on the weekends to make an appointment.

Then

Now

Have a productive Saturday,

Joe Fernald
