I received a call from a frantic buyer needing immediate assistance this morning. After asking the typical questions:
This gal (let's call her Suzy), was on a mission! She had 3 days to find a ranch style home in the Lakeshore or Felida area. She was attending Washington State University in the fall, and her parents had given her cash to buy a house or condo before she flew home to California this Sunday. She had narrowed it down to 4 properties in the Vancouver, WA area. A Realtors dream customer!
I jotted down her favorite MLS listing numbers plus cell phone number, and had my buyers' agent contact her immediately. I got a text message 10 minutes later that the appointments had been made for that afternoon, and the buyer was really excited to start looking.
At about 2:45pm, I received a call from "Barry Agent." He prefaced the conversation with.... "This is a very strange phone call to have to make."
Huh? As it turns out, Suzy was referred to Barry by the parents agent in California. He neglected to follow up with Suzy, and forgot she was traveling to Washington this weekend to make her purchase. His reminder came in the afternoon when the referring agent in California called and found out that Julie Baldino's office was showing Suzy properties that afternoon. Needless to say, Barry wanted to "take back over" with his referral. I bet he did!
I typically interview an agent before sending them a valued client. I also follow up to make sure contact is made and maintained in a timely manner. How about you?
At that point... would you have encouraged the client continue with the new agent that bent over backwards to accomadate on short notice? Or left them with the guy that paid no attention to begin with?
I would have gladly paid the California agent a referral fee as well, and probably done a much better job!

The Felida Neighborhood is a popular area in the northwest part of Vancouver Washington and north of Vancouver Lake. For purposes of this report the area defined as Felida will be keying on being in the Jefferson Middle School area. This mid-year report is being published to show the current level of activity see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:
In 2006 226 homes were sold, dropping in 2007 to 204 homes sold
In 2008 sales dropped to 172 and in 2009 went back up to 203 homes sold
The Median Sold Price eroded from a high of $340,000 down to $250,000 but has now climbed to $272,061.
The Cumulative Days on the market increased in 2008 to 116 days but, has fallen now to 74 days.
With 9 months and 142 closed sales so far, Felida home sales have slipped slightly when compared last year's annual sales numbers. However, the median sales price for the year-to-date jumped up by $22,000; which we see as a very encouraging trend.

One of the Vancouver WA real estate sectors taking the worst hit from the great recession has been new home construction, and the sale of these new homes. In both 2007 and 2008 New Vancouver WA Homes accounted for approximately 15.5% of all stick-built homes sold. However, in 2009 that relative percentage of all homes sold dropped to less than 12%. In nominal terms, 924 new homes were sold in 2007; with only 587 new homes sold in 2009 -- a reduction of 337 homes per year!
Another metric to discuss relative to Vancouver new home sales is what happened to the median price for these homes? From MLS historical data we are calculating an approximate median sales price of $350,550 for new homes sold in 2007. In 2009 that same number became $232,750 -- a 33.6% reduction! We won't calculate with precision the elements contributing to the lower median price however, in our opinion the main causes are: 1) a large number of higher-priced homes took a drubbing; 2) short sales and foreclosures of new homes caused lowered prices; 3) home values fell in general.
With six months of business in the books for 2010 we've taken a look at the current state of sales for new homes in Vancouver and here's what the numbers show us: 302 New homes have been sold with a median sales price of approximately $247,500. On the face of it we have a few more sales in 2010 than in 2009 but not by many; and the relative percentage of new homes to total homes sold is slightly less than last year at 11.4% However, the median price has increased 6%+!

Financing for new homes has also become more of a challenge for builders and new home buyers. Loans for homes to be built on spec don't seem to exist these days. Larry Harris, a mortgage officer at TwinStar Credit Union, is reporting he's had more new construction loans for buyers than he has had in the past 8 years. These loans require 20% or more down on the part of the borrower however, they allow the lot to be purchased and the builder to build the home.
With only 6 months of real estate data to work with it may be too early to tell how healthy the new construction segment will be at the end of 2010. What we have observed personally is that there are slightly fewer entry-level home builders active; and more of the higher-end home builders are missing. The builders left to do the work are indeed active this season with entry level, mid-level and high-end new homes being built. With interest rates so low; and lot prices at a much lower level, we expect the new home sales numbers for the last half of 2010 to be in the 400+- range.
