MapleCrest is one of the most beautiful neighborhoods in Vancouver, WA. This sweet little park has a great play structure, benches and a great old tree to play on. The park picture above shows the MapleCrest park that is centrally located for all the homes.

The homes are all extremely well-maintained and attractive. The building design is striking and buyers love this area. All the homes have gorgeous fronts, porches and lawns. It's a solid, safe neighborhood which is close to major shopping and about five minutes to the major freeways. This is where you want to live!

The homes for sale in Maplecrest - a popular mid-to-upper level neighborhood in the north-east part of Vancouver Washington, have also experienced the slow down that also occurred in the larger Vancouver and Camas real estate market. This mid-year report is being published to show the current level of activity see where the positive trends are. A quick recap of the previous 4+ years may help frame the subject:

In 2006 and 2007 a combined 50 homes were sold
In 2008 and 2009 combined only 29 homes were sold
The Median Sold Price dropped considerably for 2008 and 2009
The Cumulative Days on the market increased in 2007 and 2008, then fell in 2009

With 6 months of closed home sales behind us this year, we see a slight increase in the Median Sales Price, while the sold price per square-foot is the same; and we also have a reduced median cumulative days on the market. The standard deviation from such a small sample size will of course be large however, it is our opinion that 2010 will finish up as a better year than 2009.

The table below shows the nine homes that have sold in Maplecrest for 2010 so far. With closings taking place for the larger home segment of this neighborhood, this is clearly a sign of a market recovery.

For Sale By Owners Tip #3 Attention Buyer or Seller

90% of Buyers and Sellers are using the internet to begin their search online. You know that's true because you just found this article. There are a couple of For Sale By Owners (FSBO- or "unrepresented seller") in the Maple Crest neighborhood. I've talked with them personally. They are skittish. They aren't quite sure of the process of selling their own home. I worry about these kinds of home sellers.

Are you a buyer that's looking for a For Sale By Owner? If you are a buyer, you are hoping the Maple Crest neighborhood seller doesn't know much so you can get the house for a lower deal. I don't blame you. Sounds reasonable. But did you know there is an old statistic that said, "7 out of 10 FSBO sales have a legal problem tied up with them by time it closes"? There are so many RMLS, legal, timelines, negotiation, counter offer snafus, and misunderstandings that happen between the well-meaning buyer and seller. It's difficult to buy a For Sale By Owner home. I would venture to say it might even be an unsafe gamble for a buyer...unless you are a former agent or have had plenty of education in real estate, law, finance, inspection, possible distressed homeowners not revealing they are distressed and ready to lose that home? Tsk, tsk. So many things to wonder...about buying from a FSBO to try to save yourself a little money.


Are you a Seller in the gorgeous Maple Crest neighborhood who is hoping to do a For Sale By Owner? Did you know that I've tracked FSBO stats for the last year of homes that are "sold, not listed." ("Sold, not listed" is how our RMLS describes them.) Every month there are only one or two homes here in Clark County, Washington sold by a For Sale By Owner each month of the year. Just one or two. And do you know who I think those one or two lucky sellers probably are? Former real estate agents. That's right agents. Because really...For Sale By Owners don't really know HOW to be a salesperson because they haven't been trained. FSBO don't know HOW to talk to a potential customer. FSBO people don't know HOW to find out the right questions to ask a looky loo about what kind of financing plans are in progress for them. Sellers...a looky loo will lie through their teeth. They won't tell you what they really think about your pink shower curtain. But...they would tell their own agent as they got back in the car. Sellers, For Sale By Owner is fraught by headaches. Vancouver WA Homes For Sale -- June's activity could be described as Slow!

Vancouver Washington - Homes in Vancouver USA saw a continued spillover from sales activity towards the end of the Federal Tax Credit incentive, combined with the traditional Spring Home Sales season; resulting in a moderately good tally for Closed Sales. However, with the tax credit option now gone, the volume of new Pending Home Sales remained at almost the same low level as May's.

We've logged into the Vancouver MLS (covers Clark County Washington also) to obtain a quick snap-shot view of what happened real estate wise within the confines of Vancouver USA (Clark County's largest community) for the month of June. Here is what we have to report:

From this quick view like last month we see more Sold Homes compared to Pending transactions, and a continued lower level of Active homes for sale.

The Chart below shows the current trend of home prices for Vancouver WA, compared to other Pacific Northwest cities of Seattle Washington, and Portland Oregon. For home prices to start going up, we will typically first see a meaningful AND sustained increase in the number of homes purchased. Although there had been modest increases in home buying activity for the early part of this year, it remains to be seen whether we'll have a late-Summer rally.

Has this market Turned Around? In our opinion we are seeing "Bottoming Action." By this we expect the market action to show up and down action; ending up in what appears to be "side-ways motion." Key items we are looking for in a market turnaround are not just an increase in the number of transactions and firming-prices but, an increase in the relative percentage of the "Normal Sale" (i.e., non-Pre-Foreclosure / Foreclosure) Category. In our opinion with about 46.1% of the Pending status homes being 3rd party or Foreclosure transactions, we are likely at the bottom but have a lot of distressed inventory to digest.
