Distressed properties tend to be homes in foreclosure, short sales or bank owned properties. The owners tend to have come upon hard financial times and need help getting out of their mortgage, making their home one of the many distressed properties for sale.

Distressed properties usually come "as is." This means that you need to have an open mind to making updates and changes in order to get in at a lower sale price. This might be simple fixes like painting a room, or something more time consuming like a bathroom or kitchen remodel. If this is something you are willing to take on, I can help you visualize past some of the cosmetic issues of distressed properties to see a home's full potential.

Distressed Properties

A great place to buy right now is Salmon Creek, WA. Distressed properties do pop-up from time to time and become an excellent buy for this neighborhood.

Salmon Creek, WA is located just north of Vancouver and Portland, providing easy access from these distressed properties to large city conveniences. It's a small community of 20,000 residents and about 9,000 homes, but it provides a great deal of nearby conveniences for residents. There are three major grocery stores along with many restaurants and shopping a full-service hospital and even the Vancouver campus of Washington State University.

This community is known for having a wonderful school district that's in high demand. Distressed properties in this community feed into the Vancouver School District with Salmon Creek and Chinook Elementary Schools, Alki Middle School and Skyview High School.

Be in control of VA appraisals

Ever had that feeling of having no control when you find out your client is going VA or the buyer on your listing is going VA? Even in a good market there's that thought the VA appraisal will come in under value. You have a lot more control over this than you think, here's why.

The 48 hour rule

If the VA appraiser brings in an appraisal under value they have to provide 48 hours for supporting comps to be provided to them before completing the appraisal and providing it to the VA. The VA appraiser must contact the underwriter and inform them the value is not being met before sending it to the VA. Some times they do not do this because most people just roll over and take it and get all disappointed that they had a sell fail because the appraisal came in under value. Here's what you do instead.

Stay in front of the Underwriter through the LO (Loan Officer)!

If you are listing the property have your comps ready. You listed it so prove your listing price with the comps you have to support that number. Get them to the LO who is representing the Veteran. Same if you're the buyers agent. Get comps to the Veterans LO as soon as you have a mutually accepted offer. The VA only accepts comps on sold properties. Pending and active listings will not be accepted by the VA.

How do I find out when the 48 hrs begins?

Through the LO! Have the the LO contact the VA appraiser or the Underwriter and let them know they would like to be able to provide supporting comps if there is a value issue before the appraisal is sent to the VA. Most of the time the VA appraiser will ask to have the comps sent over right away or they will say to wait and they will let them know if there is a problem. This is very important to get comps to the VA appraiser before it is sent to the VA because the appraiser can change their work very easily if convinced that there are better comps before the appraisal is reviewed by the VA. If comps are provided after the appraisal has been sent to the VA then the appraiser will have to submit a written explanation as to why they are changing the value and why the comps were not used in the first place. This is where you get a lot of resistance and a value change usually does not happen at this point.

But the VA appraiser won't talk to anyone!

If you have done enough VA transactions you have probably ran into this. They some times won't talk to anyone because they don't have too, even the LO. The VA appraiser works for the VA and the Lender so they are only required to talk to the Underwriter. If the appraiser will not talk to the LO then ask the LO to talk to the Underwriter and get the comps to the appraiser through them.

If the 48 hour window is missed then any new comps must be submitted on a grid. You know that grid on appraisals where each comp is broken down into sections? And it must be done correctly, the same way appraisers do it, and it must be done by you or the LO. Since I'm not an appraiser and I don't know many Realtors and LO's who are, it's easy to see why getting comps submitted and to the VA after this 48 hour window and a value change to take place is very unlikely.
