There was a 16.3% increase or 65 additional sales in 2009 when compared to 2008. In 2009 there was a total of 465 in 2009. There were two months that sales significantly better than in 2008 and they were MAy and November. In addition there was a 6.3% , or 63 more new listings in 2009 than in 2008.

Most of the sales activity was between $200,000 -$350,000. The average sale price was $293,866 with an average market time 154 days. There was also 33 properties that sold between $500-750,000 too.

There currently 413 properties listed with a average list price of $362,462 and have been on the market 289 days.

With the current inventory assuming the average sales per month stays the same at 39 , then the current inventory of listings is 10.8 months.
