5 Ways to Grow Your Community through Internet Education

You should be the go to person when it comes to local real estate information.


Have you considered being the go to person for your clients when it comes to navigating the internet waters for useful information?

If you aren't you are missing an opportunity to become even more valuable in your client's eyes.

Think about it. How much time out of your day do you spend learning about new technology and communication tools that allows you to market, streamline and run your business more effectively. How much money do you invest in a coach or consultant to turn you unto even more tools that you weren't aware of. Multiply those hours by 7 days. How about 30 days. How about a calendar year?
That's an awful lot of time and money invested in internet marketing tools and resource education. Don't you think your clients would like to save time and make money too? Wouldn't it be great for your brand to be associated with a way for your clients to save time and money and communicate more effectively?
Go on and shout me a HECK YES. Okay let's talk about the guts of a strategy that makes sense,


1. Provide new sources of savings
Provide a valuable savings

Designate a section in your printed and mailed or electronically distributed newsletters that point your newsletter recipients to a local website that provide useful information like tips on gardening, finances, and finding local savings on household goods.


Do you know that many grocery stores publish online flyers and also highlight deals and include coupons on their site.
Have you ever missed a circular and wished you hadn't gotten rid of the recycling so soon?








Solve a problem2. Bring Awareness to Local Services and Resources

Highlight a service that your local library provides online. At my local library you can check in from home, reserve books, check your account to see what you have due and sometimes read local events. Your local library might even have more services.

All it takes is a call to your local library and a chat with a librarian. I find librarians to be some of the most helpful friendly people here on earth- no joke. I am sure they would be happy to help and greatful for the visibility.

Ask the librarin if she would like a button that links from the library's .org homepage to your post. See if you can become the local blogger that posts updates on the library's newest technology related offerings.






3. Solve a problem

Publish a tech post on a communication tool that simplifies your life. Ahhhh, can you just feel the air that just left your clients mouths as they read your post and it clicked with them. Relief is such a wonderful relationship building tool.
Here are 2 Examples,
  • GMAIL- Better than outlook because it is web based accessible from anywhere, even a distant relatives from out of town.
Create a home buying checklist using Google Docs
  • Google Docs- Home buyers can make the process of home buying simpler by listing their findings after each home finding trip and sharing the results with their real estate agent. Here's a form sample. The key to getting the word out is in #1...back to offline marketing again to your SOI and farm area in direct marketing on your business cards and newsletters. Through your e-newsletter publications. Spotlight on your home page that links to your blog. When you are talking to people mention it in conversation and watch their ears perk up. Everyone wants to make their lives a little simpler. You get the picture.


4. "Get People Tuned in, Taped In and Turned On"

Lead the way and make the introductions

People want to know when they visit a town, laptop in hand, where they can find the Wi-Fi and what it will cost them.

My post on Wi-Fi in Lake Geneva got good google juice and still picks up activity and because I can easily update it this post becomes a useful handy printable archive that can be cross-purposed into many of my local Internet marketing efforts as a free resource.

Are you attending Meetups and Tweetups? Tune your SOI into these meet and greet activities, show them how to use them, and invite them along. Now more than ever people want to talk to each other. These are frustrating times and it helps to get together.
If there aren't any in your area...than think about starting one up yourself.




5. Partner with an "unusual suspect"
Two heads are better than one. Turn to the best overlooked places,Local Partnerships make sense your local computer store or local Internet service. It has been my local experience that neither of these service based businesses in my area are participating in social networks nor are they blogging.

Check on your local tech businesses. Just because they're into IT doesn't mean they're socially connected.

Why not invite them to join you?

In exchange for a little reciprocal website link love and content by way of interview that you can use for blog posts on,

  • Virus prevention
  • Computer maintenance
  • Shopping for a new laptop or home computer
  • What not to buy (Insert Mac vs. PC joke here)
You know those funny little useful things that every consumer can use.


Building your community is key to increasing your profitability.
Remember,
  • You are Local.
  • You are an Internet Marketer
  • You are relevant
  • You do care.
You are ALREADY spending the money and the time to be less technologically challenged, socially hooked-up and blog worthy. REPURPOSE your efforts in a meaningful direction. The research has already been done.

The Key to Profitability: 5 Steps to Grow Your Community

1. Choose a Hub- Your marketing efforts should be directing past Clean up your Hubclients, new prospects and current customers to a Hub. Normally this will be your website and that is why I advise real estate professionals to have a blog integrated into their website. A hub is your main marketplace where people can get additional information, purchase products or services, and keep in touch with you.

Do some housekeeping and make sure your hub is warm and inviting.
2. Invite your current SOI to your Hub- This is often overlooked. If you are keeping in touch with your SOI through a newsletter mailing, pop-bys or phone calls this is a great time to mention the information they can find on your blog. Remind them frequently and repeatedly that your blog is a great resource for their questions and current local real estate market information.

Consistency is key.

3. Create a Reason for your Farm Area to Get to Know You- If you have decided that you are ready to focus on a niche market (good for you) than this is an easy step. Let your farm area know through relevant offline venues (local newspapers, mailings, belly to belly events) that your blog will keep them updated on current events. Invite them to read your blog.

Provide plenty o' links and reasons for your blog visitors to go to your website. Don't be afraid to use call to action buttons and white paper sign up promotions. You shouldn't be a dirty little secret.

It's your job to provide the invitation. Let your guests decide whether they want to accept or decline.
keep your focus4. Keep your Focus. If you have more than one target audience or you are selling more than one service your marketing efforts can become cloudy. Stay steady and keep focused. You may need two hubs for your dual effort.
Example: I have a new blog tune up program that I launched with two different markets. One market is real estate professionals. I have created a hub for this market. My other market is Wisconsin Businesses and I have created a separate hub for that market.



I advertise these hubs in several mediums- sometimes they are different and sometimes they are the same. I have two different blogs that support these hubs, my real estate marketing blog and my newly launched Wisconsin Blog.
So I have two similar marketing programs that I sell. I have two different audiences. I have two different blogs and I have two different advertising campaigns which are sometimes on the same platforms.
Focused efforts draw results.
5. Personal Branding. Back to that hang up that I have about personal branding. If you want to make your efforts stick than people need to be able to know, like, and trust you. It's pretty simple and it is the essence of personal branding.

Even the most controversial folks have a keen sense of personal branding and they draw like people to them. Keep your eyes on content, creativity, and transparency. Don't try to emulate others you should strive to be an originator and be your only competition if you want to stand out and shine. You will then attract the types of clients who are ready, willing, and able to work with you because of the things that you say and the things that you can do.
Personal branding works like a set of magnets.
It all starts with creating a marketing plan. When you incorporate social media marketing and blogging into your marketing plan the big picture takes on the form of a spider. Do you remember Charlotte's Web? When YOU are actively building your community members will come. You can use Facebook and create groups, You can use Twitter and microblog local news and have real conversations in real time, You can use Linked In and show your knowledge by answering questions. Once you have built your community you can than invite them to become YOUR community on a network that YOU create which is the ultimate quarterback play.

Top Directories with Free Website Submission- Why reinvent the wheel when the wheel that was built is brilliant?  This list of free website directories is thorough and categorized by page rank.  A must use brilliant list.


VIRTUAL LIBRARY Scribd- Every document you ever wanted in the library but they didn't carry.  Want some free research on web 2.0 tools or best business practices check scribd.  Many of the documents are public and free.  Also a must use to upload documents you would like to share and get a little viral love.


FEEDBACK Twitpoll- Do you twitter and do you like to get feedback on the questions burning in your mind?  Try some free polling apps like twtpoll and twitter.polldaddy.com and get some answers.


CONVERSION Mediaconverter- If you need to convert media (video, audio) into different formats that are platform friendly this is a great free tool.  I recently used it to embed a YouTube video into a power point presentation and it worked quite well.


COLLABORATION TripIt- A travel organizer that lets you share your travel plans.  I'd say this is a no brainer but I might be stating the obvious.


BREAKING NEWS ireport.com-  Having your feet on the street has it's advantages.  Go to this site, scroll down to the bottom left and see if any of the assignments might be of interest to you.  Submit an Ireport and it might just get picked up by CNN.


BLOG SEARCH ENGINE-Technorati- This is an easy one.  Take two minutes and claim your blog.  Yes it's important to do this.


LINK POPULARITY Link Popularity Check-  Where are links to your website found and where are your competitors links?  This tool has some answers.


WEBSITES Blinkweb.com and Weebly.com-  Free websites with paid versions.  I don't recommend you use these for your primary website BUT I do recommend you use these for sales letters for promotion of ebooks and webinars, special customer programs, member websites....SPECIAL THINGS.

A New Home in Time for Valentine's Day - Travis Egan, Lender, Lake Geneva Real Estate

I wanted to take a moment and reflect about a wonderful experience that occured just last week. There are times in this business when we are reminded of why we sacrifice the way we do. I also want to make sure and express my appreciation for a particular real estate agent for her exceptional customer service and compassion.

It all started last Tuesday evening when I received a call from a client who was distraught. Let me give you a little back story here. I recently switched to a new bank. This client originally started with me at my previous employer. I informed the clients before we began the process that I may accept an offer from another competing institution and I wanted them to feel comfortable that I may not be there with them to the end. We discussed it and they decided to proceed anyway. So back to the call. Apparently, the lender who took over this file failed to live up to her commitments. She assured them that no matter what, no matter what, they would get this loan done. Now 12 hours before closing the clients were informed that they had no financing and none would be available to them. To be fair here, she was handed the file about 70% complete. She was in a difficult position from the start, but she made promises that ultimately would cause great strain and discomfort for the clients. A lender not delivering on a promise they communicated, does this sound familiar my real estate brethren?

To say the clients were distraught is an understatement. This was the first of three transactions. All parties would be left in the lurch. The client's Realtor went above and beyond the call of duty. She performed in a manner that would make any Realtor in our business proud. She advocated, she informed, she fought, she did it all with a passion and desire that made me proud to be in this business. Her name is Shari Rauland Mohr of The Rauland Agency in Walworth, Wisconsin. I have had the pleasure to work with her in the past, but now I saw what a true real estate professional looks like. I won't carry on here, but suffice it to say through her diligent efforts we were able to get these clients in their dream home that day. Many people deserve kudos for their efforts that day, but Shari deserves a hearty "congratulations." I hope you'll join me in thanking her for keeping what we do in perspective. Whether we're a Realtor, a lender, a title company, an inspector, or appraiser we perform a vital and necessary role in helping people achieve their piece of the "American Dream" and I for one appreciate being reminded of that from time to time.

These clients spent their first married Valentine's Day together in their new home and I for one am glad I had a chance to be a part of it.
