We've talked about short sales and bank owned foreclosures in the Green Bay Real Estate Market.  We now get to talk about my favorite kind of foreclosure's.  HUD Homes (Housing Urban Development).  A HUD Home is a property that was previously financed with an FHA insured mortgage and where the owner has defaulted on the loan. The lender, then, forecloses on the home. FHA pays the lender what is owed; and the lender transfers ownership of the home to FHA/HUD. For anyone that has had any dealings with trying to purchase foreclosures, you already understand how difficult and cumbersome of a process it can be.  Short sales can take months to move forward with no guaranteed end in sight.   You may have experience with bank owned foreclosures that don't seem to understand the term "Time is of the Essence".  HUD Homes are completely different.  HUD hires third party contractor's that manage different regions.   The contractor that manages our region is Best Assets.  Buying a HUD home is a completely different process than your traditional submit an offer and wait.  They have a great electronic bidding system in place that produces results and get's our clients answers in a reasonable amount of time generally in 24 hours.   You don't submit an actual offer to purchase until your bid gets accepted.  This is a breath of fresh air compared to the traditional process.

So what else make's HUD such a great opportunity?  HUD home's are generally priced very aggressively.  They understand how to move properties, there needs to be clear value for the buyer.  If a property doesn't move they are not afraid to have drastic price cuts.  They also provide you with their pre inspection report of the property that can be viewed before you even step foot in a house.  I strongly recommend that you get your own Home Inspection.

They also have a program called the Good Neighbor Next Door Program.  Any full-time law enforcement officer, teacher, or firefighter/emergency medical technicians can purchase a home in a Revitalization areas and receive a 50% discount off of the list price.  They conduct a random lottery to find the winner.  This program is really unbelievable.  I remember a time that I called down to Sheboygan Fire Department and let them know of a property that fit this criteria.  The receptionist basically laughed at me on the phone and I don't blame her as it sounds way too good to be true.    After sending over an email with all of the information she was a believer.

The following comments are strictly my opinion based on my observations.

Dear Sellers,

When I've scheduled a showing of your house with your agent, please don't be there. Recently, I've had a rash of showings where the owners have been home. This is especially true of the unrepresented seller (FSBO)

I don't know if the listing agents haven't communicated the necessity of vacating the property or if you are insisting on being present. It is imperative, again in my opinion, that the property be temporarily vacant.

Buyers feel very uncomfortable when the owner is present at the showing. They usually don't spend much time looking over the property or asking questions because they feel they are being intrusive.

To the buyer, it's a house. To you, it's your home. Most people don't like negative comments about their home, no matter how constructive.

Now don't get me wrong, I know there are special circumstances when the seller has to be present. As a rule, however, sellers don't help sales. Give your agent a break and let the showing agent work alone.

Upside Downsizing

Those of you who read my blog on a regular basis know that I'm in the middle of downsizing my mother. No I'm not making her shorter. I'm just trying to get her to part with some of her prized possessions before she moves into her new home.

We have left the dumpster phase and are now entering the garage or rummage sale phase. As a compromise, my mother has agreed to part with a few thousand things if we first attempt to sell them in a garage or rummage sale. The only rule is nothing goes back into the house. If it doesn't sell, it gets donated to charity.

This approach may be of value to listing agents who are having a hard time getting their sellers to declutter. I have even suggested to some sellers that I would pay for the newspaper ad and that they could use one of my sign frames for the actual rummage sale sign.

For my mom's house, I am setting out data sheets during the sale and if anyone is interested I will even show the home. The sale is this Friday and Saturday. The address is 1504 Lindale Lane in Ashwaubenon. I'll let you know how it goes. Wish me luck.

Let's be Honest

Everone, no matter the situation, but especially in my line of work as in real estate sales, must be honest. Evidently, people who stretch the truth or just right out lie must be desperate or just don't give a crap. And when the real estate business is challenged it seems some practitioners will do whatever they have to make a dime. I've got news for some of those bone-heads. It's going to come back to haunt you. The stories I hear from buyes and sellers tells it all-they say just be honest. I say the same thing. Whats the deal? I had this gal, whose from another country, come up to me the other day and said I shouldn't even try to compete with her because she would do whatever it took to beat me-and that meant EVERYTHING. I just hope for the sake of the poor buyers and sellers out there that they never have to run into some of these folks because it's just a dirty rotten shame people like that exist. I mean, I can get on my high horse and yell at the top of my lungs, "go back to where you came from". We're Americans and we don't do buiness like that. Anyone else feel this way.
