What is this seller of 322 Acadia Drive, in Madison WI going to get back? His listing MLS #1633936 has already had more showings and two parties who are ranking it in their top 2 or 3 favorites.

And what did the seller offer me for my help in making his listing show to his best advantage

A full length mouton fur coat-that's what! This was his mother's coat bought by saving silver dollars which came over the counter into the family produce store. Every time his father received one, he would match it with a paper dollar of his own. The coat was purchased using this method entirely.

Thank you Jim and we are on our way to a successful close!

Bounded by Gammon Road on the west, Inner Drive on the east, Old Sauk Road on the north and Mineral Point Road on the south, the popular Parkwood Hills neighborhood offers an ultra-convenient location on Madison's west side.

Parkwood Hills features 3 local parks. Owen Conservation Park, offers plenty of hiking and cross-country skiing opportunities set in 93 acres of prairie and oak savanna. This park also offers some fantastic views of Madison's west side. Nearby Garner Park, on Rosa Rd and Mineral Point Rd, offers fantastic views, Opera in the Park and an ice-skating rink in the winter. Everglade Park offers a smaller setting just off of Old Sauk Rd.

Parkwood Hills is home to a greenway with a walking/biking path that winds through much of the neighborhood. The greenway starts at Owen Conservation Park on the east and ends at the Memorial High School and Jefferson Middle School athletic fields on the west. John Muir Elementary School is just a short walk from the path, making Parkwood Hills one of the only neighborhoods in Madison where residents can easily walk to all 3 public schools.

The Parkcrest Swim and Tennis Club, on Yellowstone and Inner Drive, is a popular local resource used by many of the residents from both the Faircrest and Parkwood Hills neighborhoods. The pool provides an anchor for the neighborhood, making it easy for area residents and families to get to know each other.

One reason so many people enjoy Parkwood Hills is the very active neighborhood association. The association sponsors a number of events throughout the year and helps foster a very strong sense of community. Events include the annual Easter egg hunt, the fall bonfire, and a 4th of July parade and celebration.

Last but not least, the Parkwood Hills neighborhood offers an ideal location for many area residents. It offers quick access to several bus routes, making the Downtown and University commute very easy. Parkwood Hills also offers quick access to the Beltline and many west side destinations such as West Towne Mall.

We'll be featuring a fantastic Parkwood Hills home in the near future.
