I was reminded today, life is just too short!

I really didn't want to see this lesson again. You know, you keep getting the same lessons in life over and over again until you learn it.

I really do know this one! Live life to it's fullest.

Help other people (and life on this planet -- I must include pets in this one).

No good deed goes unpunished - or what comes around goes around.

I sincerely try to "make" someones day each and every day.

I live life as though there is no retirement. I live for today.

I had to say goodbye to a friend. It was a shock. There was no warning, as there many times aren't.

I spent Monday with good friends and neighbors at a pool party. It was a "close" down the pool party. It's starting to get cold here in Wisconsin, our lows last week were in the 40's at night. So, it's time to close up the pool, we won't be seeing many warm days to enjoy it anymore. I know for some out there 40's at night is warm and for many it's cold. For me, it's getting a bit nippy at night.

On Monday, our neighbors John and Julie hosted a party.... bring a dish to pass and enjoy brats while lounging around the pool. It is a great way to spend Labor Day. I look forward to a few get togethers a year where everyone comes together to laugh, have fun and get caught up with each other's busy lives. The party was fun and all enjoyed a great time. It was difficult to say bye to all, but most everyone needed to get up for work on Tuesday am.

The next day..... On Tuesday morning I was walking my Golden, Simba and waved hi to a friend driving by. Little did I know it would be the last time I saw him. He was coming home from work not feeling well. 1/2 hour later my husband passed his house and saw the paramedics taking him out....I was to hear 1/2 hour later that he didn't make it. Jim Stark was only 58 and went on to his new life in Heaven.

Jim was the kind of guy who helped many, he was a religious teacher and all around wonderful Dad and husband. Jim would ride his bike around the neighborhood saying hello to everyone. He always had a smile. I remember him fondly Sunday, enjoying his day with many others.

We will miss you greatly Jim. I hope you're playing your guitar and visiting with Bob Dylan!

Remember - our time is but a blur here on earth, our true life begins at the end beginning when we go to Heaven.

Selling a home can be an emotional experience. I know because I went through the experience myself. As I was about to list the house on the MLS I had a vast array of emotions going through my head. I thought of all the effort put into building the house, the money I had invested and of course the memories. We invest not only money but time into our homes. Adding the little touches inside which express our individual tastes and preferences. Caring for the lawn and yard. The trees, shrubs and plants which we have seen grow throughout the years. Watching our kids grow up. Baking the first cake in the kitchen, the swimming pool in the backyard and building the swing set are all memories which will be with us the rest of our lives. The friends, neighbors and of course the relatives visiting. The meals, family time and conversations within the walls seem to live on with a life of their own.

As we look back upon these, it seems the money takes a back seat to the time invested. We can always receive more money, but the time is gone forever, living on within our minds and our hearts.

As a trained professional we need to realize, home sellers are looking for more than facts and figures. When all is said and done, most home sellers are looking for someone who cares. Who can take the time to listen and appreciate the latitude, the emotional strings attached to the sale of a home.

Do you go home at night tired and frustrated from the weight of the job on your shoulders? Or do you arrive home late in the evening with a relaxed feel, knowing you took the time to listen and appreciate the emotional pendulum the home seller is experiencing? Too bad they do not teach understanding when it comes to our license renew classes.

Take the Stress Out of Homebuying

Buying a home should be fun, not stressful. As you look for your dream home, keep in mind these tips for making the process as peaceful as possible.


1. Find a real estate agent who you connect with. Home buying is not only a big financial commitment, but also an emotional one. It’s critical that the REALTOR® you chose is both highly skilled and a good fit with your personality.

2. Remember, there’s no “right” time to buy, just as there’s no perfect time to sell. If you find a home now, don’t try to second-guess interest rates or the housing market by waiting longer — you risk losing out on the home of your dreams. The housing market usually doesn’t change fast enough to make that much difference in price, and a good home won’t stay on the market long.

3. Don’t ask for too many opinions. It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of your immediate family — the people who will be living in the home.

4. Accept that no house is ever perfect. If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are most important to you. Let the minor ones go.

5. Don’t try to be a killer negotiator. Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or by refusing to budge on your offer may cost you the home you love. Negotiation is give and take.

6. Remember your home doesn’t exist in a vacuum. Don’t get so caught up in the physical aspects of the house itself — room size, kitchen, etc. — that you forget about important issues as noise level, location to amenities, and other aspects that also have a big impact on your quality of life.

7. Plan ahead. Don’t wait until you’ve found a home and made an offer to get approved for a mortgage, investigate home insurance, and consider a schedule for moving. Presenting an offer contingent on a lot of unresolved issues will make your bid much less attractive to sellers.

8. Factor in maintenance and repair costs in your post-home buying budget. Even if you buy a new home, there will be costs. Don’t leave yourself short and let your home deteriorate.

9. Accept that a little buyer’s remorse is inevitable and will probably pass. Buying a home, especially for the first time, is a big financial commitment. But it also yields big benefits. Don’t lose sight of why you wanted to buy a home and what made you fall in love with the property you purchased.

10. Choose a home first because you love it; then think about appreciation. While U.S. homes have appreciated an average of 5.4 percent annually over from 1998 to 2002, a home’s most important role is to serve as a comfortable, safe place to live.

Property Sellers have different needs and expectations. Not one single commission schedule will appeal to every Seller nor suit their needs.

The property type dictates the marketing plan you will need. Selling a home is very different than selling a duplex or a multi family unit. Selling a condominium will have a completely different set of challenges. Marketing a commercial or investment property is vastly different than marketing a single family home. Areas such as Menomonee Falls, Brookfield and Muskego have seen a period of minor price increases while small sections of Milwaukee have experienced drastic price reductions. Viewing a report based on actual market conditions during the sale period of the home will tell you exactly what the market conditions are and what actions need to be taken.

Price and condition are other factors that need to be considered.

Before a commission can be agreed upon between a Seller and a Broker the parties need to schedule a meeting. The property and market conditions need to be reviewed by both parties and a marketing plan needs to be established. A number of options need to be discussed, considered. And agreed upon.

First Time Home Buyer Tax Credit Information

First time Home Buyer Tax Credit.

A tax credit of up to $8,000 is available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. Following is a link to the official web site.

The income limit for single taxpayers is $75,000; the limit is $150,000 for married taxpayers filing a joint return.

To qualify for the tax credit, a home purchase must occur on or after January 1, 2009 and before December 1, 2009. For the purposes of the tax credit, the purchase date is the date when closing occurs and the title to the property transfers to the home owner.

How to claim the first time home buyer tax credit. The tax credit can be claimed on Line 69 of Form 1040.
