There is alot of talk about who or how the price is determined for listing a home
The truth is it doesn't really matter how much money you think your home is worth. Nor does it matter what I think or ten other agents. The person whose opinion matters is the buyer who makes an offer. Pricing homes is part art and part science. It involves comparing similar properties, making adjustments for the differences among them, tracking market movements and taking stock of present inventory, all in an attempt to come up with a range of value, an educated opinion. This method is the same way an appraiser evaluates a home. And no two appraisals are ever exactly the same; however, they are generally close to each other. In other words, there is no hard and fast rule to price any home. It's an honest, educated evaluation and the market will dictate the price.

Is your Realtor working for YOU?
Let's look at some of the terms, what they mean and how they would effect you.
Seller's Agent Your duty is to obtain the best deal for the seller. You are allowed to give the buyer only material facts about the property. A Seller's Sub Agent is an agent from another office who is not working as a Buyer's Agent.
Buyer's Agent Your duty is to obtain the best deal for the buyer. You may pass on any and all information you obtain about the seller or the property.
Dual Agent You must be loyal to both parties. Dual agency occurs when a real estate agency owns a listing, and an agent from the office, working as a buyer's representative, shows that listing. In areas where it's allowed, Dual Agency must be disclosed and agreed-to in writing by both parties. Some real estate educators, compares Dual Agency to "walking a tightrope," since it's sometimes difficult to focus on the needs of one client versus the other.
Designated Agent Very similar to Dual Agency, and also not available everywhere. The broker-in-charge designates two agents to work a transaction, one for the seller, one for the buyer.

If you are a first-time home buyer and want to take advantage of the $8000 tax credit, time is really running out now.
The deadline to take advantage of this credit is before December 1, 2009.
What does this mean to first-time home buyers?
Well, it takes about 30-60 days to close on a home barring any issues that may arise. It’s now October, 2009. A buyer must find their home now in order to close on November 30, 2009. That’s just a little under 60 days people.
If you are someone who doesn’t like to be rushed, perhaps this time crunch is not for you but if you are someone who wants to buy their first home and feels that this credit is well worth this final push, then get out their with me or your agent today and find your home.
This also means that you need to have your financial situation already taken care of. You will only delay your process more if you go out to view homes without first being approved for your mortgage.
A few other quick facts worth mentioning are that a first-time home buyer is a buyer who has not owned a “principal” residence during the last three years prior to this purchase. This also means that if you are married and one of you has never owned a home but the other has, neither of you are qualified for this tax credit.
The amount of the credit is equal to 10% of the purchase price with a maximum credit of $8000.
