Well, lets look at some things that are important and some things that are crucial. When you hire an agent you first of all would expect that agent to return your calls. Difficult times require very innovative and exceptional techniques to get a home sold. Putting a sign in the front yard just doesn't sell the home anymore; it now requires hard work and effort.

Watch out for the agent that says they are a marketing aficionado and you can't find examples, if any of the agents listings, websites, or other avenues that promote your listing.

A standard MLS picture is not all it takes in this market. An aggressive marketing plan is in order.

Being able to look at you in the face and give you an answer regardless if it brings you a little down is what you really want. Would it make sense for me to take your home if you were a for sale by owner and automatically add my commission on top just so I get the listing? Of course not, I deserve to get payed for my services when the job is done.

One of the last things you need is me to be cutting the price one week after I have it listed because at that point I need an adjustment. You would be hurt by this. Granted, price adjustments are necessary if a home is not selling but I sure doe not intend to buffalo you along the way. Just as important is the need to price the home correctly when you put it on the market.

Sure your home is nice, but so are the others you are competing with. If your agent makes sense and can justify why the price is where it needs to be at listen to them.

Your goal is to get the home sold.

By understanding the whole process, what is involved in the whole process, and by having excellent communication (hire an agent that answers their phone on weekends and will always give you showing reports on when your home is shown so you are not left in the dark and having to hunt the agent down) you have a pretty good chance of accomplishing your goals and getting to a closing.

Everything from quality pictures, a great on-line presence, and great communication and closing skills are some of the tools that are needed in today's real estate Industry. When in doubt get those services to be done in writing.

The Use Of Shades As Home Decoration

A household tip for you...Vinegar the unsung hero PART 5 of 8

Vinegar is the unsung hero of "AUTOMOTIVE"

Because white distilled vinegar has so many wonderful uses as a cleaning agent, it’s no surprise that it is also perfect to use on some of your bigger cleaning projects—namely automobiles. The next time you’re washing your car, shift into high gear and really make it shine with a little vinegar.
Keep car windows frost-free overnight in winter by coating them with a solution of 3 parts white distilled vinegar to 1 part water.

Polish car chrome with full-strength white distilled vinegar on a soft cloth.

Remove unwanted decals and bumper stickers by covering them with a cloth soaked in white distilled vinegar, or by repeatedly spraying them with full-strength white distilled vinegar. They should peel off in a couple of hours.

Rid the windshield wipers of road grime by wiping them with a white distilled vinegar-soaked cloth.

Remove the leftover odor after a rider has been carsick by leaving a bowl of white distilled vinegar overnight on the floor.

Get rid of hard water stains on your car with a rinse made from 3 parts soft water to one part white distilled vinegar.

Wipe vinyl upholstery with a mixture of equal parts white distilled vinegar and water.

Remove winter road salt residue on car carpeting by spraying with a mixture of equal parts white distilled vinegar and water, then blot with a soft towel.

Remove the hazy film that builds up on inside windows by spraying with white distilled vinegar.

Remove dirt and stains from car carpeting with a mixture of half white distilled vinegar and half water.

When doing car maintenance, soak rusty bolts and screws with white distilled vinegar to make them easier to remove.

Loosen chewing gum stuck to carpeting or upholstery by soaking it in white distilled vinegar.

Create an all-purpose window cleaner with a few ounces of white distilled vinegar in a quart of water.

Give leather upholstery an extra shine by cleaning it with hot white distilled vinegar and rinsing with soapy water.

Make your car extra shiny
by adding a few drops of white distilled vinegar to your bucket of water.

Since we here in the states have to make every little holiday or day of importance an occasion to drink, what better excuse to down some delicious beer than to celebrate

National Beer Day on April 7th

In 1933 during the prohibition era, the Cullen-Harrison Act was signed into law by President Franklin Roosevelt on March 23rd. That law was enacted on April 7th allowing the brewing and sale of beer in the United States again as long as it was < 3.2% (4% ABV). It's said that people waited in line overnight on April 6th outside Milwaukee breweries in order to legally buy beer for the first time in over 13 years. (liquor manufacturing and sales were still outlawed).

Though the beer they enjoyed 78 years ago wasn’t anything like the 7%+ ABV craft beers that many of us are enjoying today, as they were only allowed beer with less than 3.2% alcohol by weight (4% ABV), it still probably gave them a nice buzz.

So on April 7th, tell all your friends about this glorious holiday, and raise a glass, bottle, can, or mug to the deliciousness that is beer. Get to your nearest bar (or even your refrigerator), get yourself a frosty brew and thank FDR and your forefathers who fought so hard for the right to get buzzed (legally).
