The Housing Boom and Bust, by Thomas Sowell is an excellant read for everyone in a real estate related field. This book explains why we ended up in this economic crisis. It also explains how we can work our ways out of it and avoid it in the future. Let me know what you think.

Berkeley County WV - Martinsburg Foreclosure market report July 2009

Here is snapshot of what the Berekeley County/ Martinsburg West Virginia Foreclosure market currently looks like. Also included is the short sale properties in the Martinsburg area.

Currently there are 1160 active residential listings in Berkeley County WV. Of these

99 are Foreclosures (8.5%)

108 are Short Sales (9.3%)

Currently 182 are under contract which:

68 are Foreclosures (37%)

48 are Short Sales (26%)

In June 124 residential properties sold which:

43 were Foreclosures (35%)

9 were Short Sales (7%)

In May 101 residential properties sold which:

50 were Foreclosures (50%)

9 were Short Sales (4%)

In April 33 residential properties sold which:

11 were Foreclosures (33%)

5 were Short Sales (15%)

From this data it shows that although foreclosures only represent less than a tenth of the market inventory in Berkeley County, it represent a large percentage of the properties that are actually selling.

This is a picture from Long & Foster Foxcroft Avenue Community Day. Our office decided to donate food to a local food bank for our community day. We also donated hygeine products to be handed out at the food bank to those in need. This was a day that I was very proud of. It is important to help those in need and help support our community. As an industry we are struggling in this down economy. There are people that dont have food, shelter and the most basic items. It is a great feeling knowing that you helped someone. my goal is to make community day more than one day per year.

When I decided to get into real estate I had to take the real estate principles class. It is a 90hr class that was held monday and wednesday nights for three hours a night. I took the class since the market has been bad so a class that would normally be thirty students was only eleven. As you can imagine our class formed a pretty strong bond between the students. After the conclusion of class we all stayed in touch and try to give each other support with our new careers. A few of us started meeting every monday morning to network with each other and help work through potential problems. It was a great idea. Because some of our classmates work other jobs and are starting real estate part time it is difficult for everyone to meet on monday mornings. Tonight we had our first evening meeting/bbq, and I had a blast. I encourage everyone to make the most out of networking and making contacts within the business. I think too many agents dont want to network with other agents because they know they wont sell them any property, but this goes beyond making a sale. We have built a real estate family. We dont all work for the same brokerages and we dont all have the same goals but it works. Just wanted to share this. Thanks

Recommended Reading for all real estate agents young and old. I have read a ton of books about how to become a successful real estate agent. I usually get a bunch of great ideas from each one, and they always motivate me to go out and sell. This book is different, its not about a few good ideas, its about a system to build a successful and profitable real estate business with proven systems. This is a book that I will read atleast once a year and will be building my business with. I highly recommend this book. Let me know what you think.
