While reading Barb Szabo's post on Attention Sellers: Ten Affordable Tips for Making Your Home "Market Ready, I remembered a vacant home that I listed which was in dire need of some house cleaning.
The house I was listing, had been vacant for a few months. So,
I asked the seller to hire someone to clean the house, since she was not able to clean it herself. About a week later, someone called and wanted to see the house. It was indeed clean, so I thought.
As we walked through the kitchen, I looked up at the ceiling fan, amazed at the DIRT, GREASE, and COBWEBS hanging from this fan. It was just so disgusting. When I got back to the office, I, of course, called the seller and informed her about the filthy fan. She said she would take care of it.
Well, when I returned, let's just say, nothing was hanging down from the fan. The fan really needed to be replaced, but the seller did not agree!
So for all you sellers, I would suggest that you read the above post for some great tips on making your home market ready. For more tips, visit Barb Szabo's website and download your free E-book, "450 Ideas To Help Your Home Sell Faster." It's comes complete with worksheets so you can organize your efforts room by room. After leaving my real estate office today, I stopped by the First National Bank to talk with Loan Officer,
Diane Beale. I was reminiscing about the first day I met Dianne, and decided to write a blog about our first meeting, and my terrible, stressful, settlement day.
When applying for a mortgage, one of the first things you are asked is "What type of loan do you want"?
Well, here is what happened to me. We had finished building our home in Lewisburg, West Virginia. Now the construction loan had to be turned into a regular mortgage. I started looking around and found a mortgage lender and liked the rates, so we started the paper work.
The closing was to be on a Friday morning. I walked into the attorney's office and was immediately informed that there was a problem. The paperwork was for an interest-only mortgage. I couldn't believe this, as I clearly told the person at this mortgage company that I wanted a 30-year fixed rate at least twice, if not more, during our conversations.
What was I to do now? The builder thought he would have his money that day. Fortunately for me, the attorney's assistant suggested I take the package, go to First National Bank, and talk with Loan Officer, Dianne Beale.
I did just that!
I walked into the bank, and went to Dianne's office. NO WAITING! Can you believe that?!! I told her what had happened and that I was not going to settlement with that lender. I asked her about the options and she gave me a variety of choices for our mortgage. Imagine, having choices! Could she do the loan? NO PROBLEM!
Dianne was so helpful and understanding, getting the loan through within five days. Friday she had the paperwork, and by the following Friday morning - we went to settlement with a 30-year fixed rate mortgage. What a relief, Dianne came through for us. And, my builder, McCoy Builders, was so understanding.
I didn't think this could be done in this small town of Lewisburg, West Virginia. Dianne Beale and First National Bank was indeed a life saver for us, and most importantly......THEY LISTENED TO WHAT I WANTED.
