Facing Problems Paying Your Mortgage in Cheyenne Wyoming? Maybe a Short Sale is the Answer
In Cheyenne Wyoming we are lucky to have reasonably stable employment. Cheyenneis the home to FE Warren Air Force Base, the State Capital and lots of Government entities. We have Frontier Refining and many more large and small businesses. Still, we are seeing families lose their homes in Foreclosure. For these unfortunate people, a short sale may be the answer to their financial burden of a home mortgage that they can no longer afford.
Has your financial situation changed due to a mortgage payment increase, loss of job, divorce, medical expenses, increase in taxes or other reasons?
What is a Short Sale?
A short sale is a negotiation in which the homeowner qualifies and the mortgage company or companies accept less than the full balance of the loan at closing. A relatively new solution to a financial crisis, the short sale has been used successfully in Laramie County as one of the last options before foreclosure. The short sale is one of the most important aspects in today's market and has been referred to as the "brain surgery of real estate."
Benefits of a Short Sale:
No additional funds required at closing. Avoid foreclosure and many times a judgment. Preserve their credit. Commissions and fees paid by lender.
When negotiating a Short Sale, one needs all the help they can get. This is why it is so important to find a professional to assist you. Connie Webb is a Certified Distressed Property Expert and she has the tools and knowledge to assist you in this process. A short sale requires a Certified Distressed Property Expert who understands the complexity of this process and the extensive documentation required.
The success of a short sale depends on the knowledge and ability to work closely with lenders, banks and accountants. While short sales were virtually unheard of only a few years ago, now the majority of banks and lenders are negotiating and closing these transactions. They allow a homeowner with a legitimate hardship to sell their property for less than the balance of their mortgages and avoid foreclosure. Banks want the right type of transaction with exactly the right paperwork.

Farmers Market in Cheyenne Wyoming on Saturday Mornings
In the downtown area of Cheyenne, at the Depot Plaza, in late summer and early fall the local gardeners and farmershave a place to sell their fresh produce, and fruits, and breads, and honey, and flowers...all sorts of great stuff!!! Ths takes place from early morning until around 1pm, or when the produce is gone.
The Farmers Marketis a great place to visit and buy all of your fresh produce. Many of the merchants come back year after year, and it feels like family there. I go to the Farmers Market, I see lots of people that I know.
This year, it seems like the fruit is just spectacular. I purchased some of the raspberries and blackberries and WOW! were they great. The corn is very plentiful, and new potatoes, and peaches, and.......I also saw some organic produce there. How nice is that?
Come on down to the Farmers Market in Cheyenne Wyoming every Saturday morninguntil the season is over. You will be so glad that you did. The prices seem to be very reasonable, and the merchants are very pleasant and helpful.

First Time Home Buyer Tax Credit - Cheyenne Wyoming

The $8000 First Time Home buyer Tax Credit is very attractive to buyers at this time, coupled with great interest rates...what a combination! Just be aware that if you are planning on using this tax credit, you have to have your home purchased no later than November 30, 2009. As it takes 30-45 days to close a loan, do the math...is it time to buy now? November will be a very busy month for lenders and appraisers...Do not wait until the last minute...Start now, and have a stress free time.
First Time home buyers have a good selection of homes to purchase. We are so lucky here in the Cheyenne Wyoming area to see stable employment and affordable housing!
With the availability of many of homes to choose from, everyone is saying that this is a buyers market. As we go into the Fall, there is a good chance that interest rates will rise, and this will shrink the amount of home that a purchaser can buy. Maybe this will not happen, I hope not. If you are interested in finding out what your purchasing power is, please call Connie and she will help you determine this. Now is a great time to buy!!

I strongly encourage everyone considering buying a first home in Cheyenne Wyoming to take advantage of the first time home buyer tax credit before its too late!
